Qualifications

  • Certifications such as EPA Type I and II, HVAC, CPO (pool), or as required by law.
  • At least 1 year of experience in electrical, painting, drywall, or plumbing.

BHOM Maintenance Technician (Maintenance)

The Maintenance Technician, also known as Service Technician, responds to maintenance requests, ensuring the property's physical aspects meet company standards and legal requirements.

Essential Job Functions:

  • Schedules and performs preventative maintenance and apartment turns.
  • Diagnoses and repairs HVAC, electrical, plumbing, pool, carpentry, drywall, exterior, and appliance issues.
  • Responds promptly and professionally to work order requests.
  • Ensures timely and efficient apartment turnovers and verifies work completion.
  • Provides excellent customer service to residents and prospects, promoting a quality living experience.
  • Uses Siteplan for scheduling and emergency maintenance.
  • Inspects buildings and grounds for safety and cleanliness, reporting repairs needed.
  • Assists with vendor and contractor scheduling, communication, and oversight.
  • Assists with procurement of maintenance supplies within budget.
  • Prepares and submits invoices according to guidelines.
  • Communicates maintenance status to supervisor.
  • Participates in training on fair housing, safety, non-discrimination, and harassment prevention.
  • Adheres to company standards, safety regulations, and applicable laws.
  • Maintains reliable attendance and reports issues to supervisor.
  • Performs other duties as assigned.

Minimum Qualifications/Skills:

  • Certifications such as EPA Type I and II, HVAC, CPO (pool), or as required by law.

Desired Qualifications/Skills:

  • High school diploma or equivalent; college hours preferred.
  • At least 1 year of experience in electrical, painting, drywall, or plumbing.
  • Availability for night and weekend call duties.

Work Schedule: Typically 9am-6pm, Monday-Friday, with possible extended hours or weekends as needed.

Physical Requirements/Environment: Must frequently sit, stand, walk, reach, grasp, bend, crouch, and lift/carry up to 100 lbs. Must have good vision and focus. Work involves exposure to mechanical parts, heights, outdoor weather, fumes, chemicals, heat, electrical hazards, vibration, and moderate noise. Travel may be required.
