LOCATION: West Palm Beach, FL

As the Associate, Property Preservation, you will play a critical role in preserving asset value across Conventus's default and REO portfolio by ensuring every at-risk or vacant property is inspected, secured, and maintained to investor standards. You will manage the property preservation vendor network, resolve hazards and code violations before they escape, and control preservation costs and billing. This position requires a strong understanding of property preservation practices, private lending servicing requirements, and REO/foreclosure timelines, along with the judgment to know when a property issue needs to be escalated to protect asset value.

RESPONSIBILITIES

Property Preservation (Primary Focus)

• Ensure property preservation has been ordered for every new foreclosure referral and REO asset, and follow up to confirm timely completion.
• Review and document the results of every property preservation report, identifying issues such as vacancy status, security concerns, weather or storm damage, deferred maintenance, and code violations.
• Escalate and drive resolution of property issues — including winterization, lock changes, boarding, debris removal, lawn/landscape maintenance, and pool servicing — to reduce risk and protect asset value.
• Maintain and manage the network of property preservation vendors and contractors, tracking quality, responsiveness, and cost against a vendor scorecard.
• Coordinate recurring inspection cycles for vacant and REO properties to catch new issues (trespassers, vandalism, storm damage) between scheduled preservation visits.
• Track municipal code violations and coordinate remediation timelines with vendors and, where needed, local authorities.
• Manage and track insurance claims related to property damage on preserved or REO assets, coordinating repair bids and invoices.
• When loss mitigation has been completed or an REO asset has been sold, confirm that the property preservation order is closed and that no further billing continues.
• Order a BPO for every loan referred to foreclosure in which Conventus is the Servicer, and review the results specifically for property condition issues that affect preservation needs or valuation, escalating as necessary.
• Coordinate with the Credit Team on BPO review, ensuring they have all information needed to properly opine on value, including current property condition.
• Work with internal and external partners to make loss mitigation recommendations specific to Investor-defined criteria, incorporating property condition into the recommendation where relevant.
• Create and maintain a pipeline of pending and actual loss mitigation workouts, and report on this pipeline, including preservation status for each asset.
• Contribute the property preservation and valuation components of the loss mitigation “plan of action” created for each loan entering foreclosure.
• Support outbound borrower calls under the defined calling strategy where property condition or preservation status is relevant to the conversation.
• Coordinate with internal loan officers on refinance and other risk-mitigation opportunities as they arise.
• Other responsibilities as necessary and requested.

QUALIFICATIONS

Skills

• Strong working knowledge of property preservation standards, vendor management, and default servicing property inspection processes.
• Ability to interpret property inspection reports, BPOs, and other valuation/condition documentation.
• Excellent communication and negotiation skills with a customer-first mindset for coordinating vendors, borrowers, and internal teams.
• Proficiency in loan servicing systems, property preservation platforms, and Microsoft Office Suite.
• Ability to work independently and manage a dynamic caseload of preservation and preservation-adjacent loss mitigation work.

Education and Experience

• 3+ years of experience in property preservation, field services, REO asset management, or loan servicing, preferably in a private lending or non‑QM environment.
• Direct experience managing property preservation vendors, inspections, and cost control is strongly preferred.
• Familiarity with private lending structures, bridge loans, DSCR loans, and investor‑driven portfolios.
• Prior loan servicing experience required.
• Loss mitigation experience preferred but not required.
• Bachelor's or technical degree preferred but not required.
