Job description

Description

Firm Overview:

Founded in 2003, PEG Companies is a real estate investment firm focused on multifamily, hospitality and build-to-rent assets. PEG currently manages approximately $2B of AUM across seven commingled funds and various separate accounts.

Role Overview:

We are seeking a highly analytical, detail-oriented, and entrepreneurial Associate, Hospitality Asset Management to join our investments team. This role offers direct exposure to the full life cycle of hospitality investments, combining hotel operating performance, portfolio oversight, investment analysis, and transaction execution. Working closely with senior investment leadership, this individual will help evaluate performance, execute business plans, and make decisions that drive asset value. This is not simply a financial reporting or underwriting role. We are looking for someone who can understand the numbers, identify what drives performance, develop actionable recommendations, and take ownership of execution. Importantly, the position offers the opportunity to assume direct asset management responsibility for individual hotels early in the role, based on demonstrated competency, initiative, and judgment. Growth will be driven by capability and performance rather than tenure.

Responsibilities:
Asset Management and Portfolio Oversight
  • Maintain the core processes, strategic plans, and obligations supporting effective portfolio management.
  • Own and maintain property-level business plans, including operating objectives, capital priorities, financing, brand/operator considerations, and exit strategies.
  • Maintain the portfolio loan tracker, monitoring maturities, extension options, covenants, reserves, lender reporting, and critical deadlines.
  • Monitor key initiatives, coordinate stakeholders, and ensure property-level action items remain on track.
  • Prepare quarterly asset management reports, investor updates, executive presentations, and lender materials.
Hotel Operations and Financial Performance
  • Analyze hotel performance, challenge assumptions, and identify opportunities to improve profitability and asset value.
  • Participate in monthly meetings with hotel operators, assess performance, identify issues, and track corrective actions.
  • Support annual budgeting, reforecasting, and long-term operating projections.
  • Evaluate performance against budget, prior year, and underwriting, including occupancy, ADR, RevPAR, RevPAR index, GOP, NOI, labor, departmental profitability, and cash flow.
  • Analyze revenue strategies, expense controls, competitive positioning, and operating trends to develop actionable recommendations.
Dispositions and Transaction Execution
  • Support hotel sales from initial valuation and marketing through due diligence and closing.
  • Prepare valuations, hold/sell analyses, financial projections, investment returns, and sensitivity analyses.
  • Work with brokers on marketing, evaluate offers and transaction structures, and assess market feedback.
  • Coordinate due diligence, legal, lender, accounting, and property-level requirements through closing.
  • Prepare transaction analyses, recommendations, and approval materials for senior leadership and investment partners.
Special Projects and Strategic Investment Analysis
  • Evaluate capital decisions, strategic initiatives, and property-specific challenges across the portfolio.
  • Analyze renovations, property improvement plans (PIPs), major repairs, and other capital expenditures.
  • Evaluate franchise agreements, brand conversions, management proposals, and operator transitions.
  • Support refinancing, debt analysis, valuations, investment cash flows, and capital allocation decisions.
  • Research and analyze operational, financial, contractual, and strategic issues, presenting clear recommendations to senior leadership.
Requirements
Education and Experience:
  • Bachelor's degree in Finance, Accounting, Economics, Real Estate, Hospitality, Business, or a related field preferred.
  • 3+ years of experience in hospitality asset management, real estate investment, private equity, hotel operations finance, investment banking, consulting, brokerage, lending, or a related field.
  • Prior hospitality experience strongly preferred.
Skills and Competencies:
  • Advanced Excel and financial modeling capabilities, including valuation, cash flow forecasting, and sensitivity analysis.
  • Strong understanding of hotel financial statements and operating metrics, including occupancy, ADR, RevPAR, GOP, NOI, margins, and flow-through.
  • Ability to interpret operating reports, budgets, STR data, and market trends and translate findings into actionable recommendations.
  • Strong PowerPoint, written communication, and executive presentation skills.
  • Exceptional attention to detail, organizational skills, and ability to manage multiple priorities.
  • Intellectual curiosity, commercial judgment, initiative, and a strong ownership mentality.
  • Familiarity with Yardi or similar financial and asset management systems is a plus.
Physical Requirements:
  • Must be able to tolerate prolonged periods of sitting and/or standing at desk.
  • Must be able to operate a computer, telephone, and/or keyboard and tolerate prolonged periods performing work using a computer, telephone, and/or keyboard.
  • Must be able to lift up to 30 pounds at times.
