The Assistant Title Specialist supports title research and ownership verification activities for land acquisition and right of way projects. The Assistant Title Specialist role assists with reviewing public records, organizing title documentation, and preparing routine title materials under supervision.
Assist with title research using county records, title plants, and online databases.
Support ownership verification by reviewing deeds, plats, easements, and related documents.
Identify and flag potential title issues or discrepancies for senior review.
Assist in preparing basic title reports, summaries, and commitments.
Organize and maintain electronic and physical title files.
Track document status and support recording and filing activities.
Coordinate with acquisition teams to provide requested title information.
Follow established procedures and quality standards for title documentation.
Maintain compliance with company and project-specific safety policies, protocols, and training requirements.
Performs other duties as assigned.
Complies with all policies and standards.
High School Diploma/GED or equivalent and 4 years related experience required.
Or, Associate Degree in a related field and 2 years related experience.
Or, Bachelor Degree in Real Estate, Business, or related field.
Experience in land services, title, real estate, or related field required.
Experience working with public records or legal documentation required.
Excellent verbal and written communication skills.
Proficient in the use of computer software (i.e., Microsoft Word, Excel, PowerPoint).
Strong attention to detail and organizational skills.
Ability to read and interpret basic property and legal documents.
Exposure to title research, land records, or right of way projects.
Ability to travel to project sites, as required.
Valid driver’s license required.
Minimum of a 3.0 GPA strongly preferred.
Involvement on campus or in the community preferred.
Candidates must be legally authorized to work permanently (i.e., without time limitations, without restrictions or without need for work sponsorship) in the country where this position is located.
