Description

Our national multi-family management company seeks an experienced Assistant Service Manager with a "Whatever it Takes" attitude to oversee the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. The ideal candidate must also be able to handle groundskeeping and pool duties as needed.

Job Summary

This position, along with the Lead Maintenance Technician, is responsible for overseeing the physical property, general maintenance repairs, and apartment make-ready, preventative maintenance, and construction/rehabilitation projects for an apartment community. Must be able to handle groundskeeping and pool duties as needed.

Reports To

Community Manager and Service Manager

Essential Functions

1. Respond to resident/management requests and work orders.
2. Identify and correct hazardous property conditions to prevent liability.
3. Perform preventative maintenance on equipment and units.
4. Prepare vacant apartment units for move-in.

Qualifications

Required Education and Training

• High school diploma or equivalent.
• Two (2) years of multi-family experience or equivalent education, training, and experience.

Knowledge, Skills, and Abilities

• Ability to handle plumbing, tile work, HVAC, appliance repair, carpentry, electrical repairs, and all facets of apartment make-ready.
• Proficiency with common maintenance tools listed.
• Ability to interpret diagrams, meters, and instructions, and to write reports.
• Basic knowledge of compressor diagnosis, appliance repair, fire sprinklers, and irrigation systems.
• Knowledge of OSHA requirements and local regulations.
• Must supply own hand tools.

Training/Certificates/Associations

• HVAC/Freon Recovery certification or ability to become certified within 6 months.
• Preferred: training in household repairs, plumbing, mold detection/resolution.
• Preferred: Certified Apartment Maintenance Technician (CAMT).
• Must have required city or state certifications/permits (e.g., pool operations).
