Job summary

Onni Group of Companies is seeking a Residential Assistant Property Manager in Los Angeles to support the execution of strategic business plans, lead day-to-day operations, and ensure financial and service goals are met across the portfolio.

You will oversee A/R and A/P duties, rent collection, and legal processes while coaching a team and maintaining strong tenant relations. Travel between sites may be required.

Qualifications

  • 3 years in Residential Property Management with a proven track record of sales and administrative responsibility.
  • Strong reading, writing and communication skills; ability to explain apartment features.
  • Proficiency in reports, data entry, and employment documents.
  • Experience with property management software (Yardi preferred).

Responsibilities

  • Maintain monthly A/R duties including Pre‑Month End and Accounting Month End reports.
  • Carry out A/P duties with active purchase orders and coding invoices for Head Office.
  • Oversee rent collection, delinquency management, evictions, and notices to pay rent or quit.
  • Manage incoming invoices and prepare for signatures and delivery to Head Office.
  • Coordinate with Service Team to track resident service requests and ensure satisfaction.
  • Assist Leasing staff as needed and help host monthly resident functions.
  • Ensure the office is organized, maintain inventory, and order supplies.

The Residential Assistant Property Manager assists in the execution of strategic business plans and in leading day-to‑day operations for an assigned residential building. The Residential Assistant Manager is a gatekeeper of accuracy and ensures accounting and administrative functions are conducted with precision. The Assistant Manager is a team leader and offers coaching and support to associates, leads the team by example, and ensures service and sales standards exceed customer expectations while the property achieves established financial and operational goals and complies with the company’s policies, procedures, and any applicable local, state, or federal laws. This role supports the broader portfolio and requires the flexibility to travel between sites as needed to support strategic and operational priorities.

What You Will Do
  • Maintain and create monthly A/R duties including but not limited to “Pre‑Month End” and “Accounting Month End” reports.
  • Carry out administrative A/P duties including but not limited to an active purchase order system, coding invoices, and submitting them to the Head Office within the mandated time frame.
  • Oversee, prepare, and carry out legal processes, property accounting, weekly reporting, rent collection, delinquency management, Notices to Pay Rent or Quit, evictions, collections, and balanced owed letters.
  • Manage all incoming invoices and prepare them for signatures/delivery to Head Office.
  • Collaborate with the Service Team. Track resident service requests to ensure accuracy and resident satisfaction. Work with the Service Team to ensure an exquisite tour path.
  • Understand every aspect of the customer experience. Offer recommendations and work to find the right solutions. Persistently care for the level of service each new and existing resident is receiving.
  • Execute a marketing plan and review reporting to ensure effective application of resources.
  • Create and deliver any general notices to the residents.
  • Create, print, and distribute reports required by the office or service team.
  • Create and produce any forms, notices, marketing collaterals as directed.
  • Create and deliver notices to vendors.
  • Support leasing staff by performing all duties of a Leasing Consultant when needed.
  • Help plan and host monthly resident functions.
  • Ensure that the office is always clean and that all workstations and filing areas are kept organized as per company policy, maintain office inventory, and order supplies as needed.
  • Ensure that the property office is organized and runs smoothly per company policies and procedures in the absence of the Manager.
  • Validate all data entry including prospect, traffic, applications, leases, move‑outs, deposits, and closing reports.
  • Comply with Company’s policies and procedures, safety rules and regulations, and all applicable local, state, and federal laws.
  • Successfully complete all training provided by the company with regard to accounting, fair housing, marketing, leasing, customer service, etc.
  • Perform other duties assigned.
What You Bring
  • Positivity‑infused leadership style with the ability to persuade and negotiate well with others.
  • 3 years in Residential Property Management with a proven track record of sales and administrative responsibility.
  • Demonstrated ability to read, write, and communicate effectively. Ability to comprehend and complete legal documents, sell and explain apartment features, and answer questions about the property’s operation.
  • Demonstrated proficiency in internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents.
  • Strong proficiency in using property management software (preferably Yardi).
  • Demonstrates initiative, personal awareness, professionalism, integrity, professional appearance, and exercises confidentiality.
  • High School diploma or GED (College degree preferred) and an employment history that demonstrates the application of property management, sales, marketing, and customer service background sufficient to manage the day‑to‑day operation of an apartment community, resolve customer complaints and issues, complete financial records, documents, and reports, increase sales revenues, and coordinate team work.
Salary Range

$75,000- $80,000
