WinnCompanies is on the hunt for an Assistant Property Manager to join our The Neighborhood Developers team supporting up to 267 units and 1 commercial space in Chelsea, MA and Revere, MA.
In this role, you will work alongside the Property Manager to oversee all aspects of a mixed LIHTC, HOME, and Project-Based Section 8 community, including leasing, accounts receivable, accounts payable, service requests, and customer service.
Please note that the pay range for this position is $28.00 to $31.00 per hour, depending on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:30 AM to 5:00 PM.
Responsibilities:
- Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
- Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
- Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
- Assist in all facets of physical and financial management as needed and assigned.
- Act as Property Manager in absence of the Manager for specified amounts of time.
- Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
- Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.
Requirements:
- High school diploma or GED equivalent.
- Less than 1 year of relevant work experience.
- Less than 1 year of supervisory experience.
- Experience with Low-Income Housing Tax Credit (LIHTC) and Project Based Section 8 (PBS8) programs.
- A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- Experience with various computer systems, including Microsoft Office.
- Outstanding verbal and written communication skills.

Preferred Qualifications:
- Bilingual in English and Spanish.
- Experience with new construction lease ups
- Experience administering Affordable Programs such as Low Income Housing Tax Credit (LIHTC), Tax Exempt Bond, HOME, HPTF, or other State or local programs.
- Experience with Yardi or RealPage property management software.Certifications in HUD property management such as: CPO, COS, NAHP. LIHTC property management such as: SHCM, TCS, C3P, HCCP, NAHP.
