Job summary

Texas Inter-Faith Management/40i, a non-profit affiliated with The Inter-Faith Group, seeks an Assistant Property Manager to support daily property operations, leasing, and resident relations. You will help ensure efficient operations, compliance with housing regulations, and accurate documentation across leasing and resident files.

The role requires organizational, detail-oriented, customer-service-focused candidates who can thrive in a fast-paced environment and adapt to changing priorities.

POSITION SUMMARY

Texas Inter-Faith Management/40i is a non-profit organization affiliated with The Inter-Faith Group (IFG), an alliance of seven independently operated non-profits that share a collective mission to create quality affordable housing and support services to families. The Assistant Property Manager works closely with the Property Manager to support the day-to-day operations of the community. This position assists with leasing, resident relations, collections, compliance, reporting, marketing, property organization, and administrative activities while helping ensure the property operates efficiently and in accordance with company policies and applicable housing regulations.

The ideal candidate is highly organized, customer-service focused, detail-oriented, and able to thrive in a fast-paced environment while responding professionally to changing priorities and unexpected situations.

Job Type: Full-time

Schedule: Monday-Friday, 8-hour shift, with weekend availability, on-call responsibilities, and possible overtime as needed

Responsibilities include but are not limited too:
  • Assist the Property Manager with managing and monitoring daily property operations.
  • Support resident satisfaction, retention, and all phases of the resident lifecycle from application through move-out.
  • Assist with leasing available units, completing lease paperwork, and processing lease renewals.
  • Conduct property tours and respond to prospective resident inquiries.
  • Assist with marketing and outreach efforts designed to maintain occupancy and generate qualified traffic.
  • Support community marketing initiatives, resident events, local business outreach, and other promotional activities.
  • Assist with preparation and processing of applications for approval and move-in.
  • Maintain accurate resident, applicant, leasing, and compliance documentation.
  • Perform bookkeeping and administrative functions including rent collection, delinquency follow-up, payment documentation, and move-out statements.
  • Assist with monitoring accounts receivable and communicating with residents regarding outstanding balances.
  • Review property reports and assist the Property Manager with identifying discrepancies, corrections, and required follow-up.
  • Assist with file audits and property inspections to ensure documentation and operations comply with company and regulatory requirements.
  • Maintain knowledge of and adherence to Fair Housing laws, affordable housing requirements, and applicable company policies and procedures.
  • Support compliance requirements involving Low-Income Housing Tax Credits (LIHTC), HUD, vouchers, and other affordable housing programs as applicable to the property.
  • Maintain organized resident files, property records, correspondence, and office documentation.
  • Communicate clearly and professionally with residents, prospective residents, employees, vendors, supervisors, and community partners.
  • Maintain high standards of customer service and respond to resident concerns in a timely and professional manner.
  • Coordinate with maintenance personnel regarding work orders, unit readiness, inspections, and resident concerns as needed.
  • Assist with monitoring property appearance, office organization, and overall readiness of the community.
  • Conduct market research and monitor competing properties, rental rates, amenities, and local housing trends as requested.
  • Report operational, compliance, resident, or property concerns to the Property Manager promptly.
  • Assist with daily operations and provide additional property support in the Property Manager's absence as assigned.
  • Adhere to all regulatory guidelines, company policies, accounting procedures, health and safety requirements, and Fair Housing regulations.
  • Perform additional duties as assigned.
MINIMUM QUALIFICATIONS
Knowledge & Skills:
  • Strong understanding of property management and leasing operations.
  • Knowledge of affordable housing programs, including Low-Income Housing, HUD, vouchers, LIHTC, and other funding sources is strongly preferred.
  • Working knowledge of Fair Housing laws and regulations.
  • Strong customer service and resident-relations skills.
  • Excellent verbal and written communication skills.
  • Strong organizational and time-management skills.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Highly organized, detail-oriented, and able to maintain accurate documentation.
  • Ability to communicate professionally and effectively with individuals from diverse backgrounds.
  • Self-motivated, flexible, dependable, and able to respond to changing priorities with professionalism and courtesy.
  • Ability to work independently while also functioning effectively as part of the property management team.
Experience & Education:
  • High school diploma or GED required.
  • Minimum of 2 years of property management, leasing, affordable housing, or closely related experience preferred.
  • Previous experience with leasing, rent collection, resident accounts, and property administration preferred.
  • Experience with Low Income Housing Tax Credits (LIHTC), HUD, vouchers, or other affordable housing programs strongly preferred.
