Job summary

Hecktman Family JCCs of Chicago is seeking an Assistant Property Manager to support the Director, Facilities in managing Camp Chi/Perlstein property operations, repairs, and safety programs. You will lead maintenance staff, coordinate with vendors, and ensure projects stay on time and within budget.

Full-time, evenings and weekends are required, with on-site work year-round. Candidates should have a high school diploma, OSHA knowledge, and 3 years in property maintenance or camp/park management,

Qualifications

The Assistant Property Manager works with the Director, Facilities, to ensure the successful completion of building and maintenance repairs, security of campgrounds, construction and remodeling projects, housekeeping, equipment and vehicle safety, and ongoing property landscaping at Camp Chi/Perlstein property. The Assistant Property Manager assumes management responsibility when the Director, Facilities, is not on site.

Key areas of responsibility:
Leadership
  • Work with the Director, Facilities, on schedule and address items on the 5-year Project Site Survey Plan.
  • Actively participate in training/seminars: pool certification, management, and camp business.
  • Assign and supervise the training and work of all maintenance staff.
  • Responsible for the team when the Director, Facilities, is not on site.
  • Train staff accordingly and in conjunction with the Director, Facilities.
Facility Management
  • Survey buildings and facilities for safety. Provide hands-on work to accomplish tasks related to repair involving carpentry, plumbing, electric, A/C, etc.
  • Maintain the grounds, including snow removal in the winter and landscaping, mowing, and brush and debris removal in the spring, summer, and fall.
  • Inspect and troubleshoot equipment and systems to ensure that all mechanical, electrical, plumbing, structural, and architectural systems are in appropriate working order.
  • Be attentive to surroundings, identifying problems and addressing issues before serious problems develop. Ensure there are no potential accident hazards waiting (i.e., the presence of loose carpet or liquid spills that may develop into a fall hazard).
  • Perform the same tasks as the maintenance team to ensure all work, such as set-ups at Chi/Perlstein, grounds work, cleaning the gymnasium, etc., is completed on time and accurately.
  • Provide evening/weekend coverage as part of rotation and for program support, coverage for emergency callouts, and site rounds.
  • Confirm staff consistently follow safety rules and procedures while performing all assigned tasks.
  • Help officials, staff, guests, visitors, and other employees as necessary.
  • Purchase incidentals necessary for ongoing projects and oversee and inspect deliveries made on behalf of the maintenance area
  • Learn about and maintain compliance with the facility management budget for the Camp Chi/Perlstein facility. Work with the supervisor to ensure all issues are taken into consideration.
  • Work with contractors and vendors to obtain bids, plan & schedule vendors and contractors, oversee work, and ensure work is being done correctly and on time.
  • Report daily to the Director, Facilities, the issues resolved, those needing attention, those currently in progress, and parts and materials required to complete assigned tasks.
Community/Teambuilding
  • With supervisor, actively participate in local associations to provide a JCC presence in the local business community.
  • With supervisor, attend town meetings to keep JCC management informed of critical issues that may affect JCC’s strategic thinking regarding Camp Chi or Perlstein.
Essential Job Duties / Physical Duties:
  • Ability to perform heavy manual labor (skilled and semi-skilled), lift and/or carry up to 50 lbs.
  • Must have full use of hands to handle objects, sometimes performing repetitious hand motion depending on the task.
  • Must be able to safely operate power and hand tools.
  • Must be able to walk, climb up and down stairwells, bend, stoop, twist, kneel, and squat as needed to perform the job.
  • Must be able to set up and take down facilities and equipment.
  • Must be able to carry and climb a ladder.
  • Able to hear oral instructions, speak to others clearly, and have a normal range of vision.
  • Must be able to work safely with a variety of hazardous chemicals, including cleaning, products, solvents & glues.
  • Must be able to stand for long periods of time and walk on uneven surfaces.
  • Ability to work in poor weather conditions, including heat, cold, rain, or snow.
Days/Hours/%Travel:

Full-Time; position is a nontraditional work schedule which will frequently require nights and weekends, throughout the year, and during summer camp.

Salary Range:

$65,000 - $70,000

Education Qualifications:
  • High School diploma or equivalent required; college or trade school coursework highly preferred
  • Knowledge of OSHA laws and regulations
  • American Red Cross First Aid/CPR and ServSafe certification desired at time of employment; required within six months of hire date.
Previous Experience:
  • 3 years’ minimum experience in a property management, property maintenance, site operations, park management, camp management, or related position of scope and responsibility. Knowledge of safety and security programs. Prior camp property experience preferred.
  • Experience working with hand and power tools, and heavy equipment such as a tractor, snowplow, and skid loader.
  • Previous experience supervising staff, including delegating, providing positive feedback, and corrective action, is highly preferred.
Other Requirements:
  • Excellent communication and interpersonal skills.
  • Demonstrated skills in carpentry, general maintenance, plumbing/heating/electrical, property maintenance, and landscaping.
  • Excellent time management and problem-solving skills with the ability to work independently.
  • Ability to coordinate multiple projects simultaneously.
  • Be adaptable and display good judgment and decision-making.
  • Valid driver’s license with daily access to dependable transportation. Must be compliant with the agency’s policy of automobile insurance limits, and a driving record that meets the requirements for coverage of the agency’s business auto insurance carrier.
  • Ability and willingness to work in poor weather conditions, including heat, cold, rain, or snow.
  • Must be independent and self‑motivated with a passion for building, construction, and landscaping.
