Overview

Responsible for marketing and leasing assigned property, as well as providing resident services. Develops and implements policies and procedures to effectively manage property under the direction of the Property Manager and Regional Property Manager.

Responsibilities

  1. Coordinate leasing events such as open houses, realtor tours, and resident promotional activities.
  2. Assist with the development and implementation of resident services programming.
  3. Maintain knowledge of market conditions affecting leasing and operations.
  4. Manage property's answering service ensuring excellent customer service.
  5. Notify residents of issues affecting their tenancy.
  6. File court documents for eviction and attend court hearings as Landlord's representative.
  7. Oversee security deposit administration, including inspections, disposition letters, and refunds.
  8. Assist Property Manager with security measures, incident documentation, and notifications.
  9. Familiarize with accounts payable and receivable procedures.
  10. Process property expenditures for approval.
  11. Maintain records of administrative, facility-related, and market issues.
  12. Lead property tours, show units, and promote amenities.
  13. Follow up on referrals, walk-ins, and inquiries.
  14. Develop and maintain a reference book on property features and promotions.
  15. Prepare leasing checklists and packages.
  16. Review and screen applications for approval.
  17. Maintain organized filing systems for tenants, applicants, and vendors.
  18. Manage deposit and rental collections.
  19. Monitor landlord-tenant relations and mediate disputes.
  20. Respond to resident concerns and provide referrals.
  21. Use maintenance software to track work orders.
  22. Inspect apartments for move-in/out conditions and turnover.
  23. Assist with annual inspections and recertifications.
  24. Support property reassessment and marketing analysis.
  25. Stay compliant with policies and laws affecting leasing.
  26. Order office supplies.
  27. Maintain regular office hours, including weekends and holidays.
  28. Adhere to invoice approval policies; no authority to purchase goods/services.

Qualifications

Required Education and Experience

  • High School Diploma or equivalent
  • Bachelor's Degree preferred
  • Minimum 2 years experience in multi-family property management
  • Experience with Low Income Housing Tax Credit Program and/or Hope VI preferred
  • Knowledge of HUD programs including HOPE VI and Section 8
  • Proficiency in Yardi preferred
  • Proficiency in Microsoft Office Suite
  • Excellent customer service skills
  • Valid driver's license, insured vehicle, ability to travel

Working Conditions

  • Flexible hours and travel required.
  • Ability to work at properties in transitional neighborhoods.
  • Physical ability to climb stairs, bend, squat, and reach overhead.
