Job summary

BH Properties is seeking an Assistant Property Manager in San Diego, CA. This role will report to the Senior Asset Manager and support day-to-day property management activities across a portfolio of properties.

You will manage tenant and vendor relationships, assist in leasing support, and help prepare budgets and reports. The position requires a Bachelor’s degree and 2–3 years in commercial property management, with strong communication and organizational skills.

Qualifications

  • Bachelor’s degree in a relevant field.
  • 2–3 years of broad-based commercial property management experience.
  • Strong communication skills with internal and external customers at all levels.
  • Good understanding of contracts, leases and leasing objectives.
  • Experience with customer service and tenant relations.
  • Ability to initiate bid requests, vendor and contractor management.
  • Present yourself and the company professionally in all communications.
  • Solid time management skills with the ability to prioritize multiple tasks.
  • Must exhibit initiative and work independently in a fast-paced environment.
  • Must be a team player and collaborate with Senior Management, tenants, contractors, accounting, and others.
  • MS Office proficiency expected.
  • Experience with Yardi is a plus.

Responsibilities

  • Conduct property visits and inspections to ensure maintenance and system functionality.
  • Establish and maintain positive tenant relationships and address concerns per lease.
  • Establish and maintain positive vendor relationships.
  • Troubleshoot issues and identify areas for improvement with solutions.
  • Oversee projects directed by upper management through the chain of command.
  • Assist leasing team and broker during lease negotiations regarding tenant improvements and related matters.
  • Bid, negotiate and present project scopes and costs for final approval by senior leadership.
  • Ensure competitive bidding and thorough review of project scope and costs.
  • Oversee construction to ensure timely completion within scope and budget.
  • Review and approve operating expenses and CAM reconciliations.
  • Prepare annual budgets and monitor expenses to meet budget.
  • Submit required reports and participate in property status meetings.
  • Apply California Real Estate Principles of Property Management daily.

POSITION

The Assistant Property Manager will report to the Senior Asset Manager.

LOCATION

San Diego, CA

RESPONSIBILITIES

The Assistant Property Manager will be a key participant in the property management process, managing buildings, tenant and vendor relationships, problem solving and documentation.

Including, but are not limited to:

  • Conduct periodic property visits and inspections to make sure properties are well-maintained and building systems are fully functional.
  • Establish and maintain positive relationships with tenants, addressing tenant concerns as well as ensuring compliance with the requirements per the lease agreement.
  • Establish and maintain positive vendor relationships.
  • Troubleshoot issues, identify areas that need attention or improvement, and make recommendations or provide solutions.
  • Oversee projects directed by upper management to include the General Manager, Property Manager, Senior Asset Manager, Executive Managing Director, President, and/or the Chairman & Chief Executive Officer.
  • Assist leasing team and broker during lease negotiations regarding tenant improvement, costing and related matters.
  • Bid, negotiate and present to upper management to include the General Manager, Property Manager, Senior Asset Manager, Executive Managing Director, President, and/or the Chairman & Chief Executive Officer for final approval property projects such as tenant improvements, repairs and improvements, and renovations.
  • Ensure competitive bidding process and thorough review of project scope and costs.
  • Oversee the construction of approved projects, ensuring timely completion within scope and budget.
  • Review and approve operating expenses in accordance with company policies and procedures.
  • Assist in determining CAM expenses and in the review of CAM reconciliation and collection.
  • Prepare annual budgets and monitor actual expenses to ensure budgets are met.
  • Submit required reports timely and participate in periodic property status meetings with detailed and accurate information.
  • Apply California Real Estate Principles of Property Management to the course of daily business in acting in the best interest of the asset and the owner.
QUALIFICATIONS
  • Bachelor’s Degree
  • Minimum of 2-3 years of broad-based commercial property management experience.
  • Strong communication skills with both internal and external customers and at all levels within the organization.
  • Good understanding of contracts, leases and leasing objectives.
  • Skilled in customer service and tenant relations.
  • Ability to initiate bid requests, vendor and contractor management.
  • Ability to present self and company in a professional manner in all customer communications and actions.
  • Solid time management skills with the ability to prioritize, organize and successfully balance multiple tasks and requests.
  • Must be able to exhibit initiative and work independently.
  • Must have a strong work ethic and the ability to work in a fast-paced environment.
  • Must be a team player and work well with Senior Management, tenants, contractors, Accounting team, and other daily contacts.
  • MS Office proficiency expected.
  • Experience with Yardi a plus.
