SteelHead Management is a full-service property management company formed in 2016 to manage multifamily and mixed-use assets owned by the Holladay Corporation and Spy Rock Real Estate Group. The team is comprised of best-in-class personnel with a team-first and people-first culture. SteelHead focuses on NOI and cash flow optimization within a portfolio of owned assets, managing over 3,000 residential units and 200,000 SF of commercial space in Richmond, Tidewater, and DC markets. Our goal is to maximize returns for owners and investors through increased distributions and asset value.

Job Summary

We are seeking a talented and motivated Assistant Property Manager to join our team in Richmond, VA. This is an excellent opportunity to join a growing, fast-paced real estate organization and make an immediate impact. The position reports to the Property Manager.

Responsibilities
  1. Maintain high occupancy levels through leasing activities, market analysis, and marketing resource utilization.
  2. Support marketing efforts by recording data on prospective and new residents and monitoring competition.
  3. Assist in establishing and achieving financial goals by qualifying prospective residents and verifying applications.
  4. Prepare lease documents and related paperwork.
  5. Support property maintenance coordination and follow-up.
  6. Supervise staff as directed by the Property Manager, fostering development and teamwork.
  7. Assist the Property Manager with communication, company policies, and procedures.
  8. Enhance residents' living experience to the highest quality.
  9. Lead rent collection efforts aiming for zero delinquency.
  10. Manage database entries for invoices and rental income.
  11. Meet and exceed weekly leasing goals.
  12. Contribute to marketing plan development and implementation.
  13. Provide excellent customer service to residents.
Qualifications
  • Minimum 2+ years of multifamily experience.
  • Preferred certifications: CAM or NALP.
  • LIHTC, RealPage/OneSite experience preferred.
  • Marketing experience across multiple mediums, including social media.
  • Excellent written and verbal communication skills.
  • Positive attitude and professionalism.
  • Strong organizational, time management, and interpersonal skills.
  • Availability to work weekends.
