Job description

Reports to: VP of Development, and also assigned duties by Property Manager

Salary: $30-$34 per hour

Hours: 20 hours per week (Part-time)

Start Date: Immediately

Description:

Sound Communities, Inc. is the development arm of the Norwalk Housing Authority. The mission and purpose of Sound Communities is to create and preserve affordable housing. Sound Communities is currently building a new, affordable, multifamily rental housing community in Norwalk. It also has plans to expand the number of properties under its management over the next 5-10 years.

The Assistant Property Manager of Sound Communities will play an integral role in marketing and leasing up available units, tenant income certifications, compliance reporting, vendor contracts, and other management duties. The position is a supportive role to the head Property Manager.

The ideal candidate for the Assistant Property Manager position will have experience in real estate or property management. The Assistant Property Manager must be able to communicate respectfully with people from different backgrounds, create and maintain organizational systems, pay close attention to details, and manage multiple tasks. The Assistant Property Manager must also be trained in Low Income Housing Tax Credit (LIHTC) compliance, which involves completing a two-week online course and passing a certification exam within the first 60 days of employment.

Responsibilities:

  1. Follow direction from and assist the lead Property Manager at the development
  2. Complete accurate income certifications for prospective and current tenants, per LIHTC Guidelines
  3. Show and lease apartments and handle telephone inquiries
  4. Support advertising and marketing activities for the property
  5. Communicate with residents through newsletters, community activities, and tenant meetings
  6. Provide excellent customer service to tenants and resolve tenant complaints and requests
  7. Liaise with Section 8 staff at Norwalk Housing Authority
  8. Maintain orderly and up-to-date tenant files
  9. Adhere to Fair Housing Marketing requirements and all policies relevant to the property
  10. Procure and help manage vendors and contractors per policy
  11. Process invoices and maintain accurate records for bookkeeping and audits
  12. Inspect the property daily and communicate with maintenance staff regularly
  13. Coordinate with partner agencies that provide services to tenants, including the Norwalk Housing Authority Learning Center staff
  14. Other responsibilities related to Sound Communities, as needed

Minimum Requirements:

  1. 2-5 years' work experience in managing multifamily properties, or related field
  2. Strong attention to detail and excellent organizational skills
  3. Good at building relationships and providing excellent customer service
  4. Enjoys working in a dynamic, team environment and being around people
  5. Experience in managing budgets
  6. Proficient at Microsoft Word, Excel, PowerPoint, and Outlook
  7. Understanding of Low-Income Housing Tax Credit (LIHTC) program and compliance, a plus
  8. Fluent in Spanish or Haitian Creole, a plus
