Join Our Team as an Assistant Property Manager – Support with Excellence!

What You’ll Be Doing:

As an Assistant Property Manager, you will play a vital role in the smooth operation of the property under the guidance of the Property Manager. You will assist with leasing, collections, resident services, and maintenance oversight while ensuring the property’s high standards and providing top-notch service to both residents and staff.

Leasing, Collections, and Resident Services:

1. Address delinquent accounts and initiate the eviction process, filing necessary documents and attending court hearings if required.
2. Assist in following up on delinquencies and ensure timely collection of payments.
3. Handle all activities related to apartment rentals, move-ins, resident insurance, and lease renewals as needed.
4. Assist in scheduling appointments for potential prospects and residents.
5. Maintain accurate resident records, including account setup (names, lease dates, charges, and credits).
6. Process security deposit refunds and ensure positive resident relations.
7. Record all resident correspondence and assist in validating rental eligibility.
8. Promote resident retention programs and address resident concerns promptly.

Managerial Support and Staff Coordination:

1. Provide support in the absence of the Property Manager and assist in managerial duties as directed.
2. Assist with creating monthly reports covering renewals, rents, leasing, resident retention, and maintenance.
3. Provide training and coaching to office staff as directed by the Property Manager.
4. Attend staff meetings and take minutes when necessary.
5. Assist in any requested work to be done on the property and ensure completion.

Vendor Relations and Lease Oversight:

1. Build and maintain relationships with vendors, ensuring proper invoicing and handling vendor statements.
2. Oversee lease and renewal processes, ensuring accuracy and compliance with policies.
3. Maintain renewal records and assist with marketing and follow-up for leasing.

Compliance:

Adhere to federal and state Fair Housing Laws, as well as company policies, ensuring legal and regulatory compliance.

What We’ll Expect from You:

Qualifications:

1. Associates degree (A.S, A.A.) from a two-year college or university, or two to three years of related experience and/or training, or equivalent combination of education and experience.
2. Prior experience in property management or managerial experience in a sales/customer service role.
3. Valid driver’s license, good driving record, and auto insurance may be required for traveling between properties.

Skills:

1. Strong interpersonal and communication skills to interact effectively with residents and office staff.
2. Strong analytical and problem-solving skills to resolve issues efficiently.
3. Detail-oriented with the ability to maintain accurate records and manage various tasks simultaneously.
