Job summary

Investors Management & Marketing (IMM) is looking for an Assistant Property Manager to support the daily operations of our Minot, ND apartment community. You will assist the property manager with leasing, resident relations, and coordinating maintenance to ensure a safe, comfortable living environment.

This role requires strong organizational skills, solid computer proficiency, and the ability to follow policies while delivering professional service to residents and staff.

Qualifications

• Experience in property management preferred.

Responsibilities

• Assist the property manager with the overall daily operation of the apartment community.
• Assist with leasing operations including following up with prospective residents, showing apartments and closing sales.
• Maintain resident relations and handle complaints promptly and professionally.
• Manage care, maintenance and inventory of supplies and equipment.
• Collect all monies owed by residents and follow collections policy.
• Perform property inspections and document deficiencies; direct staff to repair or replace items.
• Move out residents, conduct move-out inspections and oversee unit turnover.
• Adhere to OSHA standards and company safety policies.
• Maintain knowledge of management and community policies.
• Perform other duties as assigned.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Primary Job Responsibilities

• Responsible for assisting the property manager with the overall daily operation of the apartment community.


• Responsible for assisting with the overall leasing operations of the apartment community including following up with prospective residents, showing apartment units and closing the sale.


• Responsible for resident relations and handling complaints and concerns promptly and professionally.


• Responsible for the care, maintenance and inventory of all supplies and equipment owned by the property and/or the management company.


• Responsible for collecting all monies owed by residents and following the IMM collections policy.


• Perform property inspections and documenting deficiencies as well as directing staff to repair or replace any items found.


• Responsible for moving out residents, conducting move-out inspections and overseeing the unit turnover process.


• Be aware of and always operate within OSHA (Occupational Safety & Health Act) standards and company safety policies.


• Responsible for thorough knowledge of management company policies and property community policies.


• Other duties as assigned.

Skills, Abilities and Knowledge Needed

• Organized and manages time well.


• Excellent computer skills. Proficient in Microsoft Office (Excel, Word, and Outlook) as well as previous experience with a Property Management Software.


• Ability to take direction and absorb information quickly.
