Job summary

Stream Realty Partners is seeking an Assistant Property Manager to provide first-class property management services and assist a Property Manager in overseeing a portfolio of commercial properties. Day-to-day duties include assisting with building operations, enhancing tenant relations, vendor scheduling, and customer service.

Qualifications

• Bachelor’s Degree preferred.
• 2+ years of experience in the Commercial Property Management industry preferred.
• Strong verbal and written communication skills; professional, courteous tenant/vendor interactions.
• Proficiency with property management software (Yardi or MRI, AvidXchange or similar).
• Basic accounting knowledge and good organizational skills.

Responsibilities

• Work with Property Managers to resolve building operations issues.
• Coordinate with vendors to ensure service contract compliance.
• Assist in preparing monthly reporting packages and operating budgets.
• Support lease administration and lease compliance processes.
• Handle tenant requests and inquiries to maintain high tenant satisfaction.

Job Description

TheAssistant Property Managerprovides first-class property management services andassistsa Property Manager in overseeing a portfolio of commercial properties.Day-to-day responsibilities include assisting with issuesregardingbuilding/property operations, enhancing tenant relations, vendor scheduling, and customer service.

Primary Responsibilities:

• Work with Property Managers to resolve buildingoperations’issues.
• Work closely with vendors to ensure compliance with service contracts.
• Recommend and/or complete vendor contracts asappropriate.
• Ensure adherence to property owners’ policies and procedures, as well as compliance with codes, regulations, and governmental agency directives.
• Answer office telephone asrequiredandassistcallers.
• Receive work order requests and coordinate with the building technician or vendor(s) asappropriate.
• Schedule buildingactivity,including move-ins/move-outs,and verify insurance.
• Follow established A/R guidelines,including contacting tenantsregardingfollow-up on rent payment status andassistingtheProperty Manager in lockouts, assigning late fees, or sending demandlettersas necessary.
• Review and ensurethe accuratecoding of invoices for payment.
• Assist Property Managers in the preparation of the monthly reporting package/financial reports according totheowner's needs.
• Assist Property Managers with the preparation, assembly, review, and implementation of the annual operating and capital budgets, as well as operating expense reconciliations.
• Assist the Property Managers asappropriate incoordinating insurance procurement, electricity procurement, and real estate tax review processes for properties.
• Ensure compliance with management agreements.
• Work with the Property Managers tofacilitateaccounting, leasing, marketing, and construction needs.
• Understand lease types to assist the Property Manager with ensuring Lease compliance.
• Process Tenantbillbacksexpenses.
• Assistin the response and resolution ofafter-hoursemergency calls as needed.
• Assistin planning and executing tenant events withthemanagement team.

Qualifications

• Bachelor’s Degree preferred.
• 2+yearsofexperienceintheCommercial Property Management industrypreferred
• Strong verbal and written communication skills; prior experience communicating with tenants and/or vendors in a professional, courteousenvironment
• Previousexperience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs)
• Basic accounting knowledge and skills
• Good organizational skills
• Attention todetail
• Ability tomultitask
• Proficiencywith Microsoft Excel and Word
• Desire and ambition to learn and grow in Stream’s property managementdepartment
