Job summary

Stream Realty Partners is hiring an Assistant Property Manager to support a portfolio of commercial properties. You will assist with operations, tenant relations, vendor coordination, and contract management.

Ideal candidates have 2+ years in commercial property management, strong communication, and proficiency with real estate software. This onsite role offers growth opportunities within Stream’s property management team.

Qualifications

• Bachelor’s degree preferred or equivalent experience in property management.
• 2+ years of commercial property management experience preferred.
• Strong verbal and written communication with tenants and vendors.
• Experience with real estate software such as Yardi or MRI is a plus.
• Basic accounting knowledge and proficiency in MS Excel/Word.

Responsibilities

• Assist with day-to-day operation and issues in building/property operations.
• Enhance tenant relations and coordinate vendor services and contracts.
• Support preparation of monthly reporting packages and budgets.
• Assist in insurance, electricity, and real estate tax review processes.
• Ensure compliance with management agreements and lease types.

Job Description

POSITION OVERVIEW

TheAssistant Property Managerprovides first-class property management services andassistsa Property Manager in overseeing a portfolio of commercial properties.Day-to-day responsibilities include assisting with issuesregardingbuilding/property operations, enhancing tenant relations, vendor scheduling, and customer service.

PRIMARY RESPONSIBILITIES

• Work with Property Managers to resolve buildingoperations’issues.
• Work closely with vendors to ensure compliance with service contracts.
• Recommend and/or complete vendor contracts asappropriate.
• Ensure adherence to property owners’ policies and procedures, as well as compliance with codes, regulations, and governmental agency directives.
• Answer office telephone asrequiredandassistcallers.
• Receive work order requests and coordinate with the building technician or vendor(s) as appropriate.
• Schedule buildingactivity,including move-ins/move-outs,and verify insurance.
• Follow established A/R guidelines,including contacting tenantsregardingfollow-up on rent payment status andassistingtheProperty Manager in lockouts, assigning late fees, or sending demandlettersas necessary.
• Review and ensurethe accuratecoding of invoices for payment.
• Assist Property Managers in the preparation of the monthly reporting package/financial reports according totheowner's needs.
• Assist Property Managers with the preparation, assembly, review, and implementation of the annual operating and capital budgets, as well as operating expense reconciliations.
• Assist the Property Managers asappropriate incoordinating insurance procurement, electricity procurement, and real estate tax review processes for properties.
• Ensure compliance with management agreements.
• Work with the Property Managers tofacilitateaccounting, leasing, marketing, and construction needs.
• Understand lease types to assist the Property Manager with ensuring Lease compliance.
• Process Tenantbillbacksexpenses.
• Assistin the response and resolution ofafter-hoursemergency calls as needed.
• Assistin planning and executing tenant events withthemanagement team.

Qualifications

• Bachelor’s Degree preferred.
• 2 years plus experience intheCommercial Property Management industrypreferred
• Strong verbal and written communication skills; prior experience communicating with tenants and/or vendors in a professional, courteousenvironment
• Previousexperience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs)
• Basic accounting knowledge and skills
• Good organizational skills

• Proficiencywith Microsoft Excel and Word
• Desire and ambition to learn and grow in Stream’s property managementdepartment
