Job summary

Stream Realty Partners is seeking an Assistant Property Manager to support day-to-day operations and oversee a portfolio of commercial properties. You will work with Property Managers to address building operations, tenant relations, vendor coordination, and financial tasks to ensure optimal performance.

The role requires strong communication, basic accounting, and proficiency with real estate software. A Bachelor's degree is preferred and prior property management experience is a plus.

Qualifications

• Strong verbal and written communication skills.
• Bachelor’s Degree preferred.
• 2+ years experience in Commercial Property Management preferred.
• Experience with real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK) or similar programs.
• Basic accounting knowledge and skills.

Responsibilities

• Assist with building/property operations and daily management tasks.
• Coordinate with vendors and service contracts to ensure compliance.
• Help prepare monthly reporting packages and operating budgets.
• Assist in planning tenant events and managing tenant relations.
• Process rent, get invoices coded correctly, and support finance needs.

POSITION OVERVIEW

TheAssistant Property Managerprovides first-class property management services andassistsa Property Manager in overseeing a portfolio of commercial properties.Day-to-day responsibilities include assisting with issuesregardingbuilding/property operations, enhancing tenant relations, vendor scheduling, and customer service.

PRIMARY RESPONSIBILITIES

• Work with Property Managers to resolve buildingoperations’issues.
• Work closely with vendors to ensure compliance with service contracts.
• Recommend and/or complete vendor contracts asappropriate.
• Ensure adherence to property owners’ policies and procedures, as well as compliance with codes, regulations, and governmental agency directives.
• Answer office telephone asrequiredandassistcallers.
• Receive work order requests and coordinate with the building technician or vendor(s) as appropriate.
• Schedule buildingactivity,including move-ins/move-outs,and verify insurance.
• Follow established A/R guidelines,including contacting tenantsregardingfollow-up on rent payment status andassistingtheProperty Manager in lockouts, assigning late fees, or sending demandlettersas necessary.
• Review and ensurethe accuratecoding of invoices for payment.
• Assist Property Managers in the preparation of the monthly reporting package/financial reports according totheowner's needs.
• Assist Property Managers with the preparation, assembly, review, and implementation of the annual operating and capital budgets, as well as operating expense reconciliations.
• Assist the Property Managers asappropriate incoordinating insurance procurement, electricity procurement, and real estate tax review processes for properties.
• Ensure compliance with management agreements.
• Work with the Property Managers tofacilitateaccounting, leasing, marketing, and construction needs.
• Understand lease types to assist the Property Manager with ensuring Lease compliance.
• Process Tenantbillbacksexpenses.
• Assistin the response and resolution ofafter-hoursemergency calls as needed.
• Assistin planning and executing tenant events withthemanagement team.

Qualifications

• Bachelor’s Degree preferred.
• 2 years plus experience intheCommercial Property Management industrypreferred
• Strong verbal and written communication skills; prior experience communicating with tenants and/or vendors in a professional, courteousenvironment
• Previousexperience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs)
• Basic accounting knowledge and skills
• Good organizational skills

• Proficiencywith Microsoft Excel and Word
• Desire and ambition to learn and grow in Stream’s property managementdepartment
