Lincoln Property Company in Atlanta seeks an Assistant Property Manager to partner with the Property Manager and oversee day-to-day operations for office, retail, and industrial assets. The role emphasizes financial oversight, CAM reconciliations, lease administration, and tenant relations.
You will manage vendor invoices, budget support, and data collection, while coordinating move-ins/outs and responding to tenant needs. This is an in-office position with periodic property visits.
It's a Tuesday morning, and before 9 a.m. you've already fielded a tenant call about an HVAC issue, flagged a vendor invoice that doesn't match the approved scope, and pulled a lease abstract to confirm CAM exclusions ahead of an operating expense reconciliation deadline. That's the rhythm of this role at Lincoln Property Company.
Lincoln is one of the largest private real estate firms in the country, and this Atlanta-based position sits within their commercial portfolio, which spans office, retail, and industrial assets. As an Assistant Property Manager, you'll work directly alongside the Property Manager to keep day-to-day operations running accurately and on schedule.
A significant portion of your time will involve financial work: reviewing vendor invoices for compliance with the management agreement, supporting monthly report and budget package preparation, and managing the data collection behind CAM and operating expense reconciliations. These aren't cursory tasks. CAM rec errors surface quickly during audit season, and the discipline you build here transfers directly to senior property management responsibilities later.
Lease administration is another core area. You'll handle lease setups, process lease changes across applicable systems, and coordinate tenant move-ins and move-outs including participation in walk-throughs with tenants, the Property Manager, and tenant improvement teams. On the operations side, you'll respond to tenant needs, support vendor sourcing and bid coordination, help prepare emergency response plans, and provide direction to direct reports as appropriate.
This is a fully in-office position based in Atlanta. Property inspections are conducted monthly or more frequently, and travel to assigned properties is part of the job.
This role requires a working foundation in commercial property fundamentals. Specific requirements include:
What the role builds is equally worth naming. Candidates who come in with basic financial literacy will leave this position understanding how to read a T-12, how operating expense reconciliations connect to lease language, and how to manage vendor relationships through a full contract cycle. Those skills position you well for a Property Manager role, particularly in commercial fee management environments where financial accuracy and client reporting carry significant weight.
Strong candidates here tend to be detail-driven without being slow. The ability to keep lease data clean, catch invoice discrepancies before they become problems, and communicate clearly across tenants, vendors, and internal teams is what separates someone who handles the job from someone who advances through it.
