Job summary

Rose Companies in Detroit is seeking an Assistant Project Manager - RCB to aid in managing capital renovation projects, ensuring schedules, budgets, and quality commitments are met.

You will liaise with subcontractors, architects, residents and owners, maintain contract docs, track submittals and RFIs, inspect work in place, and assist the PM and superintendent in resolving issues throughout design and construction.

Qualifications

  • Bachelor’s degree in Construction Management, Engineering, Architecture or related discipline.
  • Minimum 1 year experience with project management through design and construction.
  • Would consider up to 4 additional years of related experience in lieu of college education.
  • Ability to travel up to 25%.

Responsibilities

  • Assist the project manager with the design and construction phases of capital renovation projects.
  • Create, submit and track submittals, RFIs and other project data.
  • Maintain contract documents and ensure current set is used on site.
  • Examine drawings and perform inspections for proper installation and quality.
  • Aid PM and superintendent in resolution of issues.
  • Liaise with stakeholders including subcontractors, architects, and residents.
  • Ensure accurate meeting minutes and timely follow-ups.
  • Support close-out documentation, warranties, and manuals.
  • Assist with change orders, bid packages, and punch list processing.

The Assistant Project Manager - RCB will aid in obtaining, reviewing, and integrating all information required to complete the project in conformance with the contract documents and to ensure the project meets schedule, budget, and quality commitments.

The pay range for this position is $85-95k based upon factors including but not limited to related experience and time in the industry.

Essential Functions:

PROJECT RESPONSIBILITIES
  • Assists the project manager with the design and construction phases of capital renovation projects. Areas of responsibility include, but are not limited to; creation, submission, and tracking of submittals, RFIs and other relevant project data.
  • Creates, submits and tracks submittals, RFIs and other relevant project data.
  • Maintains the contract documents to ensure a complete, current set is available and being utilized to complete the project.
  • Examines the contract drawings and perform inspections of work in place to ensure proper installation and quality.
  • Aids project manager and project superintendent in resolution of issues.
LIAISON RESPONSIBILITIES
  • Acts as a liaison with project stakeholders including subcontractors, architects, engineering, ownership, residents, and property management concerning project details and deliverables.
MEETINGS & FOLLOW-UPS
  • Ensure accurate minutes are kept and issued in a timely manner for all meetings.
  • Oversees action items from meetings, following up directly, or insuring the follow up of others, compiling or exchanging information and contacts, tracking issues, and providing other assistance.
CLOSE-OUT DOCUMENTATION
  • Assists in the preparation, tracking, and submission of close out documentation including as-builts, operation and maintenance manuals, warranties, and attic stock.
CHANGE ORDER REQUESTS
  • Assists with the review of change order requests against the contract documents.
BID PACKAGES
  • Assists with preparation of bid packages for subcontractors, review of bids, and creation of leveling sheets and award recommendations.
PUNCH LIST PROCESS
  • Manages the punch list process including scheduling, tracking, and close out of all issues from inception through completion.

Work Experience Requirements:

Skills
  • Experience with Microsoft Word, Excel and Project (or similar).
  • Experience with Procore is preferred.
  • Strong organizational skills and attention to detail, and the ability to prioritize.
  • Ability to communicate effectively in writing and verbally.
Travel
  • Ability to travel up to 25% of the time.

Education Requirements and/or Years of Experience:

  • Bachelor’s Degree in Construction Management, Engineering, Architecture or related discipline is required.
