Job summary

Rose Companies in Detroit, MI, is seeking an Assistant Project Manager - RCB to support design and construction for capital renovation projects, manage submittals, RFIs, and contract documents, and help ensure schedule and budget adherence.

The role requires a Bachelor's degree in Construction Management, Engineering, Architecture or related discipline and at least 1 year of project management experience through design and construction. Procore and MS Office proficiency are preferred.

Qualifications

The Assistant Project Manager - RCB will aid in obtaining, reviewing, and integrating all information required to complete the project in conformance with the contract documents and to ensure the project meets schedule, budget, and quality commitments. The pay range for this position is $85-95k based upon factors including but not limited to related experience and time in the industry. Essential Functions:

PROJECT RESPONSIBILITES

• Assists the project manager with the design and construction phases of capital renovation projects. Areas of responsibility include, but are not limited to; creation, submission, and tracking of submittals, RFIs and other relevant project data.
• Creates, submits and tracks submittals, RFIs and other relevant project data.
• Maintains the contract documents to ensure a complete, current set is available and being utilized to complete the project.
• Examines the contract drawings and perform inspections of work in place to ensure proper installation and quality.
• Aids project manager and project superintendent in resolution of issues.

LIAISON RESPONSIBILITIES

• Acts as a liaison with project stakeholders including subcontractors, architects, engineering, ownership, residents, and property management concerning project details and deliverables.

MEETINGS & FOLLOW-UPS

• Ensure accurate minutes are kept and issued in a timely manner for all meetings.
• Oversees action items from meetings, following up directly, or insuring the follow up of others, compiling or exchanging information and contacts, tracking issues, and providing other assistance.

CLOSE-OUT DOCUMENTATION

• Assists in the preparation, tracking, and submission of close out documentation including as-builts, operation and maintenance manuals, warranties, and attic stock.

CHANGE ORDER REQUESTS

• Assists with the review of change order requests against the contract documents.

BID PACKAGES

• Assists with preparation of bid packages for subcontractors, review of bids, and creation of leveling sheets and award recommendations.

PUNCH LIST PROCESS

• Manages the punch list process including scheduling, tracking, and close out of all issues from inception through completion.

Travel

• Ability to travel up to 25% of the time.

Work Experience Requirements:

Skills

• Experience with Microsoft Word, Excel and Project (or similar).
• Experience with Procore is preferred.
• Strong organizational skills and attention to detail, and the ability to prioritize.
• Ability to communicate effectively in writing and verbally.

Education Requirements and/or Years of Experience:

• Bachelor’s Degree in Construction Management, Engineering, Architecture or related discipline is required.
• Would consider up to 4 additional years of related experience in lieu of college education.
• Minimum of 1 year experience with project management through design and construction.
