This job will be located in Olathe, KS.

Position Status: Full Time

Employee Classification: Administrative

Regular Work Hours: 9-10 hour shift typically

Accountable to: Operations Manager

Position Overview:

The overall responsibility is to assist Project Managers in constructing projects within the established time and budget, following all company policies and procedures.

Overview of Responsibilities:
  1. Maintain a sense of urgency.
  2. Maintain a positive attitude.
  3. Follow project start-up check list.
  4. Follow company standard filing system.
  5. Assist in reviewing and processing all submittals.
  6. Assist in pricing and processing proposal requests.
  7. Assist in preparing prime change orders and submit to Operations for review.
  8. Assist in preparing sub change orders (Prime first, Sub second).
  9. Review, critique, and process superintendent weekly schedules.
  10. Assist and/or process applications for payment as required.
  11. Lead subcontractor preconstruction meetings as needed.
  12. Coordinate, run, and attend OAC meetings.
  13. Prepare meeting minutes from each meeting.
  14. Review weekly job cost reports for overruns and make corrections.
  15. Assist in preparing monthly job cost forecasts.
  16. Prepare timely, accurate reports as needed.
  17. Review and approve small bills and invoices related to the job.
  18. Document cost changes and plan modifications.
  19. Coordinate the RFI process between field and architect.
  20. Support jobsite safety initiatives and coordinate with Safety consultants.
  21. Update schedules as requested.
  22. Visit job sites as needed.
  23. Perform estimating duties as required.
  24. Support pre-construction activities.
  25. Participate in project interviews and RFPs with potential clients.
  26. Engage with civic organizations and follow close-out procedures.
  27. Assist superintendents in the field.
  28. Complete punch lists.
  29. Perform self-performed work as needed.
  30. Assist in estimating and bidding projects.
Minimum Qualifications:
  1. Bachelor's Degree in Construction Management, Engineering, or related field, or equivalent experience.
  2. Proficiency in Microsoft Office.
  3. Strong written and verbal communication skills.
  4. Leadership ability from project start to finish.
  5. Successful project management track record.
  6. Excellent project setup skills.
  7. Knowledge of budget management and tracking.
  8. Ability to develop and manage project schedules.
  9. Proactive problem resolution skills.
  10. Leadership and relationship skills with field personnel.
  11. Ability to manage multiple projects simultaneously.
  12. Experience in project meetings including Progress, OAC, and pre-installation.
Skills:

Degree in Construction Management or similar, proficient in computer skills, effective communication, multi-tasking, basic estimating, supervising, and leadership skills.

Characteristics:

Disciplined, dedicated, motivated, problem solver, detail-oriented, team player, customer-focused, community-involved, self-starter, with a sense of urgency.
