What You’ll Do in This Role to Add Value
Responsible for overall safety and quality of the project, knowledge and implementation of approved and efficient construction methods, project cost control and scheduling, direct supervision of subcontractors and subordinates, frequent inspection of the work as it progresses and enhancing client relations

PRE-CONSTRUCTION
- Attend owner interviews
- Review contract documents prior to internal preconstruction meeting. Note discrepancies, missing details, obvious conflicts, etc. and be prepared to discuss.
- Gain project knowledge such as owner’s expectations, site conditions, specific challenges, etc.
CORE PROJECT RESPONSIBILITIES
- Assist in negotiating and preparing purchase orders and subcontract agreements.
- Assist in scheduling manpower for project.
- Update all project documents as required.
- Maintain open lines of communication with field staff, senior management, Owners, architects, subcontractors, etc. and keeps team well informed of changes.
- Effectively communicates relevant project information to superiors.
- Maintain the standard Landmark Builders paper filing system and automated filing system for each project. Ensures project documents are complete, current, and stored appropriately.
- Review all submittals and product data for contract compliance and process according to the project schedule requirements. Maintain accurate submittal log records utilizing available electronic systems.
- Generate & process RFls as required and maintain a log of activity.
- Remain current with all projects including details, issues, schedules, difficulties, costs, subcontractor issues.
- Review equipment needs of the project with the superintendent on monthly basis.
- Attend the following meetings:
- Weekly on-site job progress meetings
- Attend Pre-Construction turnover meeting with sales, estimating, field and operations staff
- Attend bi-weekly project manager meetings
- Attend all meetings with Owners/Architects as necessary
- Post Construction meeting with sales, estimating, field and operations staff
- Assist the project superintendent in maintaining quality control.
- Assist the project superintendent and Safety Director in maintaining Landmark Builders’ safety policy on-site.
- Assist with preparation of construction schedule and updates at least monthly, more as the project progresses.
- Assist with preparation of detailed two-week look ahead schedules & weekly meeting minutes.
- Assist with material procurement to jobsite including quantity take-offs and misc. material pricing for specific activities (wood blocking, flashing, fasteners, etc.)
- Attend pre-installation meetings (concrete pre-placement, masonry, etc.).
- Assist with facilitating required permanent utilities to the site.
- Conduct “completion lists” and punch list inspections before and after the Owner/Architect to ensure contract compliance.
- Assist with preparation of complete Record Set drawings and Operations & Maintenance Manuals for the project Owner upon completion of the project.
- Identifies business development sales opportunities as they relate to a specific project.
- Possess a thorough understanding of our capabilities.
PROJECT CLOSE OUT
- Assist Pm in preparing internal completion list
- Obtain/coordinate all final inspections
- Assist Pm in preparing owner punch list
- Manage subcontractors in completing punch list
- Turn over required documentation to the PM
- Minimizes our exposure and risk on a project.
- Review monthly forecast model with PM to effectively understand the status of the project.
- Understands basic revenue models, P/L, and cost-to-completion projections.
