Job summary

April Housing, a leading owner and operator of affordable housing based in Los Angeles, seeks an Assistant Project Manager to support Year 15 resyndication and related transactions. The role collaborates with Preservation and Investment teams under the Resyndication Project Managers and Head of Preservation.

The position involves coordinating acquisition-rehabilitation processes, managing due diligence, and preparing funding and bond applications in a hybrid, full-time capacity in Los Angeles.

Qualifications

• Bachelor's degree and related work or field experience in affordable housing development (e.g., residential architecture, finance, planning, construction).
• Exposure to private and public debt financing.
• Ability to manage multiple concurrent workstreams and outside consultants.

Responsibilities

• Support Project Managers on acquisition and rehabilitation transactions, building systems and processes to track documents, letters, and internal communication.
• Assemble tax credit and tax-exempt bond applications and bond inducement packages.
• Prepare and submit funding draws to financial institutions during rehabilitation.
• Review preliminary title reports, appraisals, market studies, Physical Needs Assessments, and relocation plans, and manage due diligence portion of closings.
• Gather data for preliminary financial projections and update as transactions develop.
• Prepare construction bidding and contract materials, and analyze funding competition and scoring.
• Manage aspects of the tenant relocation process with asset management, property management, and relocation consultants.
