Job summary

Framework - Construction Recruiting in Orlando is seeking an Assistant Project Manager to oversee construction, tenant improvement, capital improvement, and maintenance across a diverse real estate portfolio. You will own projects from bid to closeout, coordinating with Senior Construction Manager and property teams to keep spaces leasing-ready.

The role requires on-site work, strong knowledge of commercial buildings, and 2–4 years in related fields.

Qualifications

  • Field/onsite experience strongly preferred.
  • Knowledge of commercial buildings and equipment.
  • Ability to read and interpret building plans.
  • 2–4 years of commercial construction, facilities, property management, or project coordination experience preferred.
  • Four-year degree in Construction Management or related field preferred.
  • Experience with AutoCAD and Bluebeam is a plus.
  • Working knowledge of estimating, scheduling, procurement and documentation.
  • Strong organizational skills and ability to prioritize and adapt to shifting priorities.
  • Clear verbal and written communication; valid Florida driver’s license with clean record.

Responsibilities

  • Manage construction, tenant improvement and capital improvement projects from bid through closeout.
  • Run the bid process — prepare RFPs, evaluate responses, and recommend awards.
  • Estimate projects and build budgets for management review.
  • Coordinate contracts and purchase orders for construction-related services.
  • Review and code maintenance and construction invoices, confirming lien releases before payment.
  • Coordinate with the Property Manager on move-out and annual inspections across the portfolio.
  • Partner with Property Management to build yearly capital expense plans.
  • Coordinate move-in/move-out activity with Leasing and Property Management teams.
  • Inspect non-portfolio properties to confirm maintenance.
  • Supervise Maintenance Technicians to keep projects on time and budget.
  • Serve as construction representative with outside contractors.
  • Develop and implement fixes for maintenance issues as needed.
  • Ensure vacant properties get bi-weekly inspections and maintenance to stay leasing-ready.
  • Coordinate with Accounting on invoices, project cost reporting, and vendor documentation.
  • Keep close-out materials, change orders, and project files organized.

We are working with a well-established, Orlando-based charitable organization that manages a substantial commercial real estate portfolio to find an Assistant Project Manager to help oversee construction, tenant improvement, capital improvement, and maintenance projects across their properties. This is a hands-on role for someone who wants ownership over projects from bid to closeout, working closely with a Senior Construction Manager and the property management team to keep spaces in top shape for tenants.

What You'll Do

  • Ability to lift 50 lbs. and climb ladders as needed for job site visits
