Job summary

BKM Management Company in Orlando, Florida is seeking an entrepreneurial Construction Manager to oversee rollover improvements, tenant improvements, and exterior renovations across Florida. You will report to the Director, Construction and coordinate with property management and vendors to deliver on time and on budget.

This position is 100% in-office due to the collaborative culture. Travel to project sites is required, with approximately 50% of time spent on-site to monitor progress, quality,

Qualifications

• 5+ years’ experience as construction manager or PM.
• Experience bidding and managing construction projects.
• Experience with tenant improvements and exterior renovations.
• Proficiency with Yardi, Blue Beam, Asana, Adobe, MS Project, Excel and Word.

Responsibilities

• Manage on-budget, on-time interior improvements and exterior renovations with minimal supervision.
• Create in-depth scope of work documents for all projects.
• Develop construction budgets by securing, reviewing, and approving bids.
• Read plans and create take-offs for internal bids.
• Solicit subcontractor and vendor quotes and evaluate scope and qualifications.
• Conduct thorough inspections of spaces, exteriors, and sites to understand project requirements.
• Hold regular meetings with stakeholders and vendors; monitor milestones and quality.
• Coordinate construction phasing with property management to minimize tenant disruption.

Job description

BKM Management Company is seeking driven entrepreneurial professionals who are passionate about their work. Based in Orlando, Florida, the Construction Manager will join the Construction Management team reporting to the Director, Construction, and take responsibility for the planning, execution, and oversight of construction projects throughout Florida, including rollovers, tenant improvements, exterior renovations, and select special projects. Exterior renovations include painting, signage, landscaping, roofing, and parking lot improvements. Essential Functions:

Execution of Rollover Improvements / TIs / Exterior Renovations / Special Projects:

• Manage on-budget, on-time construction of interior improvements and exterior renovations, including painting, signage, landscaping, roofing, and parking lot improvements, with minimal supervision
• Ability to think and act strategically with experience resolving construction challenges
• Create in-depth scope of work documents for all construction projects
• Develop construction budgets by securing, reviewing, and approving competitive bids
• Read plans and create take-offs for internal bids
• Solicit subcontractor and/or vendor quotes and evaluate them for scope and qualification
• Conduct thorough inspections of interior spaces, building exteriors, and site conditions to gain a deep understanding of project requirements
• Conduct regular meetings with stakeholders and vendors
• Conduct regular site visits to monitor milestones, workmanship, and compliance with project scope
• Coordinate construction phasing with property management and vendors to minimize disruption to tenants and property operations

Implement Construction Standards and Procedures:

• Develop and maintain a reliable Florida contractor bench to support rapid turnover and consistent pricing
• Maintain communication standards for the construction team
• Understand all contract documents including leases, master contracts, short and long-form contracts, permits and notices
• Enforce file tree and document naming standards in construction folders
• Uphold the department’s construction processes
• Manage construction documentation through approval, execution, and final filing in accordance with company standards

Travel Requirements:

• Travel to project sites throughout Florida, with 50% of working time spent on jobsites

The Qualifiers:

• 5+ years’ experience as construction manager, project manager, or similar
• 5+ years’ direct experience with bidding and managing construction projects
• Experience managing tenant improvements and exterior renovations, including painting, signage, landscaping, roofing, and parking lot improvements
• Degree in Project Management or Construction Management is preferred
• Proficiency with email, internet, Yardi, Blue Beam, Asana, Adobe, Microsoft Project, Excel, and Word.
• Excellent written and oral communication skills in a professional setting
• Strong organizational and administrative skills with a keen attention to detail
• Motivated and results-driven with a strong work ethic and desire to excel/grow
• Highly resourceful team player, with the ability to work independently in an entrepreneurial setting
• Champion the use of AI and emerging technologies to improve process efficiency.
