Job summary

Nasser Holdings, through its Goldbeam Construction arm, seeks a Project Manager for multiple restaurant and retail buildouts in Texas. You will coordinate schedules, subcontractors, and field teams to ensure openings align with signed leases and grand openings.

Responsibilities include managing submittals, shop drawings, buyouts, and change orders, while tracking budgets and keeping stakeholders informed with regular meeting notes and updated project boards.

Qualifications

• Construction-related degree or equivalent hands-on commercial construction experience.
• Ability to read and understand construction drawings and specifications.
• Strong scheduling, budgeting, and numerical analysis skills.
• Proven follow-through and closing of open items.
• Valid Texas driver's license and clean driving record.
• Ability to pass background check and drug screen; willingness to travel within Texas.

• Attend jobsite and owner meetings; write minutes.
• Support Field Superintendent to keep field moving.

Job description

Nasser Holdings is a Houston based holding company that builds, acquires, and operates businesses across restaurants, franchising, and construction. Our operating companies are Wingbay, a fast growing chicken wing restaurant and franchise brand; Dripped, a taco restaurant group; and Goldbeam Construction, our commercial general contractor. We are privately held and founder owned. Our teams are small, the work is real, and the people we hire own their results.

This role sits with Goldbeam Construction, the Nasser Holdings company that handles commercial construction for the group. Goldbeam builds restaurant and retail spaces across Texas, both for our own brands and for outside clients and franchisees. Most of our work is tenant improvement and second generation restaurant buildouts on tight schedules, where a signed lease and a grand opening date are already on the calendar.

About the role

Support the VP of Construction in running several restaurant and retail buildouts at the same time. You keep the paperwork, the schedule, and the subcontractors moving so projects hit their opening dates. This is the seat that turns into a Project Manager.

What you will do

• Assist in managing multiple concurrent tenant improvement projects from award through closeout
• Prepare and track submittals, requests for information, and shop drawings
• Run buyout: solicit subcontractor and vendor bids, level scopes, and prepare scope sheets for award
• Draft and issue subcontracts, purchase orders, and change orders under the VP of Construction's direction
• Build and maintain project schedules, then track actual progress against the contract completion date
• Coordinate material and long lead equipment procurement, including kitchen equipment and hood systems
• Track project budgets, commitments, and costs, and flag variances early rather than at closeout
• Prepare owner billings and support the pay application process with the Construction Project Administrator
• Coordinate permits and inspections alongside the Construction Project Administrator
• Keep monday.com project boards current so the whole company can see project status without having to ask
• Attend jobsite and owner meetings, then write and distribute meeting minutes
• Support the Field Superintendent with whatever the field needs to keep moving

What we are looking for

• Either a construction management, engineering, or related degree, or equivalent hands on commercial construction experience. We are open on the path in.
• Ability to read and understand construction drawings and specifications
• Comfort with schedules, budgets, and numbers. You should be able to look at a number and know when it is wrong.
• Strong follow through. Most of this job is closing loops that other people leave open.
• Valid Texas driver's license and a clean motor vehicle record
• Ability to pass a background check and drug screenWillingness to make in state travel to Texas projects when needed

Nice to have

• Restaurant or quick service buildout experience: kitchen MEP, grease duct, hood systems, walk in coolers, grease interceptors
• Landlord and tenant coordination experience, including work letters, landlord delivery packages, and mall or shopping center management
• Experience running several small projects at once rather than one large one
• Bluebeam, Procore, monday.com, or similar software
• Bilingual English and Spanish
