Assistant Project Manager - Multifamily Construction
Position Overview
We are seeking an experienced Assistant Project Manager (APM) to support the Project Manager in overseeing multifamily construction projects from preconstruction through completion. The ideal candidate has experience with multifamily construction and is highly organized, detail-oriented, and comfortable coordinating with subcontractors, vendors, architects, and the field team.
Key Responsibilities
- Assist the Project Manager with the overall management and coordination of multifamily construction projects.
- Support projects from preconstruction through closeout and final turnover.
- Review plans, specifications, contracts, and project documents.
- Assist with subcontractor procurement, scopes of work, and subcontract administration.
- Prepare and track RFIs, submittals, change orders, and purchase orders.
- Coordinate with architects, engineers, consultants, subcontractors, and vendors to resolve project issues.
- Track project schedules, budgets, commitments, and costs.
- Assist with monthly pay applications, invoices, and subcontractor payments.
- Maintain accurate project documentation and ensure all records are up to date.
- Participate in project meetings and distribute meeting minutes and action items.
- Coordinate closely with the Superintendent to ensure field activities remain aligned with the project schedule.
- Assist with tracking framing, MEP rough-in, drywall, finishes, punch, and unit turnover.
- Monitor subcontractor progress and follow up on outstanding items.
- Help identify potential delays, cost impacts, and scope issues before they affect the project.
- Assist with reviewing and negotiating change orders and pricing.
- Track long-lead materials and coordinate procurement to prevent schedule delays.
- Assist with inspections, punch lists, project closeout, and final turnover.
- Maintain strong communication with ownership, design teams, subcontractors, and internal project staff.
- Support the Project Manager with day-to-day project administration and take ownership of assigned project responsibilities.
Qualifications
- 2-5+ years of construction experience, preferably with a General Contractor.
- Multifamily construction experience strongly preferred.
- Experience with wood-frame, podium, wrap, or garden-style multifamily projects is a plus.
- Understanding of construction plans, specifications, schedules, and contracts.
- Experience with RFIs, submittals, change orders, pay applications, and subcontractor coordination.
- Strong organizational and communication skills.
- Ability to manage multiple priorities and meet deadlines.
- Proficiency with construction software such as Procore, Bluebeam, PlanGrid, or similar platforms.
- Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.
