Job summary

Manhattan Construction Company is seeking an Assistant Project Manager to help direct project execution, manage cost and schedule, and oversee owner and subcontractor relations on assigned projects.

The role requires leadership, strong communication, and a background in construction management. On-site work with potential travel across project sites, with a focus on safety and quality control.

Qualifications

  • Bachelor’s degree in Construction Management, Engineering or equivalent.
  • 4 years of industry experience required.
  • Experience in structure/enclosure preferred.

Responsibilities

  • Assists in managing overall project direction, schedule, and budget.
  • Manages owner and subcontractor relationships on assigned projects.
  • Mentors on-site staff and ensures safety policies are followed.
  • Participates in pre-construction activities and bid reviews.
  • Coordinates input to develop project schedules and execution plans.
  • Reviews subcontracts, purchase orders, and close-out documents.
  • Communicates with clients and vendors to ensure project success.

POSITION SUMMARY:

The Assistant Project Manager helps manage the overall project direction, completion/financial outcome and administers both the owner and subcontractor relationships for assigned projects. The Assistant Project Manager helps with responsibility for directing and mentoring on-site staff. The position requires business management acumen and must demonstrate strong leadership, organizational, and time management skills and strong communication and client service skills.

MAJOR DUTIES & RESPONSIBILITIES:
  • Practices implementation of Operation Zero and all Manhattan safety policies
  • All qualities/ responsibilities of a Project Engineer 2, plus:
  • Participates in Conflict Resolution Process with Owners
  • Participate in Change Order Negotiations with Subcontractors
  • Prepares Job Cost Budget updates
  • Provide Preconstruction Assistance
  • Assist with Trade Bid Packages and Scope Presentation
  • Participate in Pre-Con Meetings
  • Assists in Bid Day or Precon pricing efforts
  • Review subcontracts and Purchase Orders
  • Participates in Project Close-Out Process
  • Coordinates the project close-out process
  • Prepare and distribute GC and Architect/Owner Punch List and assist Superintendent in Punch List completion
  • Prepares and completes Close-Out Documents, Record Drawings, O&M Manuals and Warranties
  • Assist in the Generation of Owner SOV/ Pay Apps
  • Participates in the preparation of the Project Execution plan
  • Assists in the preparation and issuing of Subcontractor Information / Welcome Package
  • Attend Owner/Architect Meetings
  • Monitor Construction Activities - select trades
  • Assists the Superintendent in the management of subcontractors and vendors
  • Participates in position training when scheduled by management
  • Coordinates input to develop the project schedule
  • Assists in the preparation of a two-week look ahead schedule
  • Generate Project Execution Plan
  • Review Inspection and Test Data
  • Conduct Quality Control Inspections
  • Understand Quality means- compliance with Contract Documents & Requirements
  • Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.
  • Other duties as assigned.
JOB SKILLS & ABILITIES GUIDELINES:
  • Has completed OSHA 30-Hour Safety Certification and First Aid & CPR Training and Certification.
  • Computer knowledge and efficiency, including Microsoft Office products
  • Proven experience in Manhattan document control and schedule software
  • Thorough understanding of the industry
  • Strong written and verbal communication skills
  • Good math/accounting skills
  • Strong management skills
  • Functions effectively as part of a team
  • Ability to develop or maintain relationships with clients
  • Ability to maintain discretion and confidentiality at all times

MINIMUM QUALIFICATIONS:
  • Bachelor’s Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis
  • 4 years of industry experience
  • Experience in structure/enclosure preferred
WORKING CONDITIONS AND PHYSICAL EFFORTS:
  • You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.
  • Ability to physically stand, bend, sit for long periods, and squat throughout the day.
  • Ability to repeat the same movements.
  • Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
  • Ability to compose, send, and reply to emails and written correspondence.
  • Must be able to lift, pull, or move up to 50 pounds at a time.
  • Travel may be required, primarily to South Carolina and/or in the metropolitan area (must have a valid Driver’s License).
  • Exposure to characteristic construction site hazards.
