Job summary

The Assistant Project Manager at Manhattan Construction helps direct overall project directions, supports on-site staff leadership, and maintains strong owner and subcontractor relationships. You’ll contribute to budgeting, bid prep, and change orders while ensuring quality and contract compliance across assigned projects.

Applicants should have a construction-related degree and several years of field experience, with OSHA 30 and strong communication skills. On-site work in OK is expected.

Qualifications

  • Bachelor's degree in Construction Management, Engineering, or equivalent.
  • 4 years of industry experience required.
  • OSHA 30-Hour Safety Certification and First Aid/CPR training completed.

Responsibilities

  • Assist in directing and mentoring on-site staff and project direction.
  • Manage owner and subcontractor relationships and communications.
  • Support in bid day or pre-con pricing efforts and trade packages.
  • Participate in change order negotiations and job cost updates.
  • Coordinate project schedule development and look-ahead planning.
  • Conduct quality control inspections and ensure contract compliance.

POSITION
SUMMARY:

The Assistant Project Manager helps manage the
overall project direction, completion/financial outcome and administers both
the owner and subcontractor relationships for assigned projects. The Assistant
Project Manager helps with responsibility for directing and mentoring on-site
staff. The position requires business management acumen and must demonstrate
strong leadership, organizational, and time management skills and strong
communication and client service skills.

MAJOR DUTIES & RESPONSIBILITIES:

  • Practices implementation of Operation Zero and all Manhattan safety policies
  • All qualities/
    responsibilities of a Project Engineer 2, plus:
  • Participates in Conflict Resolution Process with Owners
  • Participate in Change Order Negotiations with Subcontractors
  • Prepares Job Cost Budget updates
  • Provide Preconstruction Assistance
  • Assist with Trade Bid Packages and Scope Presentation
  • Participate in Pre-Con Meetings
  • Assists in Bid Day or Precon pricing efforts
  • Review subcontracts and Purchase Orders
  • Participates in Project Close-Out Process
  • Coordinates the project close-out process
  • Prepare and distribute GC and Architect/Owner Punch List and assist Superintendent in Punch List completion
  • Prepares and completes Close-Out Documents, Record Drawings, O&M Manuals and Warranties
  • Assist in the Generation of Owner SOV/ Pay Apps
  • Participates in the preparation of the Project Execution plan
  • Assists in the preparation and issuing of Subcontractor Information / Welcome Package
  • Attend Owner/Architect Meetings
  • Monitor Construction Activities - select trades
  • Assists the Superintendent in the management of subcontractors and vendors
  • Participates in position training when scheduled by management
  • Coordinates input to develop the project schedule
  • Assists in the preparation of a two-week look ahead schedule
  • Generate Project Execution Plan
  • Review Inspection and Test Data
  • Conduct Quality Control Inspections
  • Understand Quality means- compliance with Contract Documents & Requirements
  • Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.
  • Other duties as assigned.

JOB
SKILLS & ABILITIES GUIDELINES:

  • Has completed OSHA 30-Hour Safety Certification and First Aid & CPR Training and Certification.
  • Computer knowledge and efficiency, including Microsoft Office products
  • Proven experience in Manhattan document control and schedule software
  • Thorough understanding of the industry
  • Strong written and verbal communication skills
  • Good math/accounting skills

  • Functions effectively as part of a team
  • Ability to develop or maintain relationships with clients

MINIMUM
QUALIFICATIONS:

  • Bachelor's Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis
  • 4 years of industry experience

WORKING
CONDITIONS AND PHYSICAL EFFORTS:

  • You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.
  • Ability to physically stand, bend, sit for long periods, and squat throughout the day.
  • Ability to repeat the same movements.
  • Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
  • Ability to compose, send, and reply to emails and written correspondence.
  • Must be able to lift, pull, or move up to 50 pounds at a time.
  • Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver's License).
  • Exposure to characteristic construction site hazards.
