The Assistant Portfolio Manager is a developing professional position that supports the active management and performance of the State Board of Administration's (SBA) internally managed Real Estate Principal Investments Portfolio. This portfolio includes direct-owned investments across multiple sectors, including commercial, multifamily, specialty sectors such as agriculture, student housing, and senior housing, and development assets throughout the United States. The role also contributes to the oversight and administration of the Principal Investments Leverage Program, including REPIMAC and the Principal Investments Core Fund (PICF). Working under the direction and guidance of the Director of Asset Management and other portfolio managers, the Assistant Portfolio Manager develops the analytical and asset management skills needed to advance within the real estate investment team. The Assistant Portfolio Manager reports to the Director of Asset Management and is based in Tallahassee, Florida, with on-site work required.

Three years of related experience is required. A post-secondary degree may be used as an alternative for years of direct experience.

Preferences:

• A bachelor's degree from an accredited college or university in real estate, finance, mathematics, accounting, economics, business, or a related field and three years of related experience in the real estate field. An equivalent combination of education and experience may also be considered
• Candidates who have completed an accredited real estate degree program
• Internship, cooperative education, or comparable practical experience in commercial real estate, real estate investment, asset management, lending, or a related financial services setting
• Coursework or demonstrated familiarity with real estate finance, financial modeling, or valuation

Knowledge, Skills, and Abilities:

• Strong knowledge of the commercial real estate business, including real estate market dynamics, real estate value drivers, capitalization rates, market rents, appraisal values, space markets, etc.
• Working knowledge of financial terms including the ability to read, interpret, and translate real estate financial statements and real estate market data
• Strong analytical and quantitative skills
• Intermediate to advanced skills with Microsoft Office Suite
• Ability to communicate assertively and resolve issues effectively
• Exceptional written and verbal communication skills, including the ability to articulate recommendations in a concise and timely manner
