Avanti Residential is seeking an Assistant Service Manager to help the Service Manager lead maintenance efforts across the community. You will oversee maintenance requests, preventative work, and amenity area upkeep to ensure a safe, secure, and comfortable living environment for residents, visitors, and staff.

The role requires 3+ years in property management maintenance, EPA Type II/Universal certification, and strong communication skills.

• 3+ years of property management maintenance experience required.
• EPA Type II or Universal Certification required.
• CAMT certification preferred but not required.
• CPO certification required for applicable properties.
• Experience with plumbing, electrical, heating, AC, appliances, and repairs.
• Proficient in written and verbal communication; daily email/phone use.
• Basic computer skills and familiarity with property management systems.

Wonderlic Assessment

In the early stages of our hiring process after an application is submitted, a pre-employment assessment called Wonderlic is sent to all qualified candidates. This 45-minute assessment is a required step in our selection process to help us better understand fit for the position by defining strengths, motivational fit and work style. The Assistant Service Manager helps the Service Manager lead and delegate maintenance requests, preventative maintenance duties, and amenity area maintenance for the property. They will work directly with the Service Manager on all aspects of the community and oversee a safe, secure, and comfortable living environment for residents, visitors, and associates. This position assists in leading the maintenance team by being a mentor and a leader. This role will effectively manage the Service Manager's responsibilities while the Service Manager is out. The Assistant Service Manager will respond to after-hour emergencies while on-call.

• Responsible for 24-hour emergency maintenance, on-call responsibilities, and scheduling.
• Ensure the quality of work, productivity, and housekeeping standards are maintained.

Requirements

What You Need to Succeed…

• High School Diploma or GED preferred.
• 3+ years of property management maintenance experience required.
• EPA Type II or Universal Certification required.
• CAMT certification preferred but not required.
• CPO certification required for properties where applicable based on local regulations and property-specific operational requirements.
• Experience with plumbing, electrical, heating, air-conditioning, appliances, and many other repair areas.
• Written, verbal, and oral communication skills; including checking email and phone/voicemail daily.
• Basic computer skills and knowledge of property management systems such as Yardi, SightPlan, etc.
• Budget knowledge.
• Pass criminal background screening prior to employment.
• Possession of a valid driver’s license and up-to-date vehicle insurance is required.
• If minimum qualifications are met during resume screening the Wonderlic pre-employment assessment is required. The assessment will arrive in the email inbox that you provided.
