Job summary

Avanti Residential is seeking an Assistant Service Manager for Latitude Apartments. You will help lead the maintenance team, supervise daily operations, and partner with the Service Manager to ensure a safe, well-maintained community for residents and staff.

The role requires 3+ years in property management maintenance, certifications, and strong communication. You will manage budgets, coordinate work orders, and respond to emergencies while on-call, with opportunities for growth and competitive

Qualifications

• High School Diploma or GED preferred.
• 3+ years of property management maintenance experience required.
• EPA Type II or Universal Certification required.
• CAMT certification preferred but not required.
• CPO certification required for properties where applicable based on local regulations and property-specific operational requirements.
• Experience with plumbing, electrical, heating, air-conditioning, appliances, and many other repair areas.
• Basic computer skills and knowledge of property management systems such as Yardi, SightPlan, etc.
• Budget knowledge.
• Pass criminal background screening prior to employment.
• Possession of a valid driver’s license and up-to-date vehicle insurance is required.
• Wonderlic assessment may be required.

Responsibilities

The Assistant Service Manager helps the Service Manager lead and delegate maintenance requests, preventative maintenance duties, and amenity area maintenance for the property. They will work directly with the Service Manager on all aspects of the community and oversee a safe, secure, and comfortable living environment for residents, visitors, and associates. This position assists in leading the maintenance team by being a mentor and a leader. This role will effectively manage the Service Manager's responsibilities while the Service Manager is out. The Assistant Service Manager will respond to after-hour emergencies while on-call.

What You’ll Do…

• Maintain property inventory, monitor purchase orders, invoice approvals, and the maintenance budget.
• Ensure apartment units are ready for new move-ins by conducting inspection and quality control.
• Ensure maintenance work orders are completed to the highest efficiency and safety standards.
• Ensure timely completion of work orders with adherence to maintenance and safety procedures.
• Responsible for 24-hour emergency maintenance, on-call responsibilities, and scheduling.
• Ensure the quality of work, productivity, and housekeeping standards are maintained.

Requirements

What You Need to Succeed…

• High School Diploma or GED preferred.
• 3+ years of property management maintenance experience required.

• Experience with plumbing, electrical, heating, air-conditioning, appliances, and many other repair areas.
• Written, verbal, and oral communication skills; including checking email and phone/voicemail daily.
• Basic computer skills and knowledge of property management systems such as Yardi, SightPlan, etc.
• Budget knowledge.
• Pass criminal background screening prior to employment.
• Possession of a valid driver’s license and up-to-date vehicle insurance is required.
• If minimum qualifications are met during resume screening the Wonderlic pre-employment assessment is required. The assessment will arrive in the email inbox that you provided.
