Assistant Maintenance Manager (Maintenance)

This role involves maintaining amenities and apartment interiors, preparing units for new residents, and maintaining occupied apartments.

This opportunity is suitable if you have experience in painting, plumbing, electrical work, appliance repair, carpentry, landscaping, and irrigation repairs. Knowledge of HVAC and pool maintenance certifications is also beneficial.

Candidates should possess strong communication skills to address resident needs, work independently with urgency, and be solutions-oriented. Willingness to learn new technology is essential.

**Essential functions include:**

  1. Following checklists, schedules, and service requests to perform maintenance tasks.
  2. Tracking and closing service requests in the system, investigating overdue issues.
  3. Maintaining accurate records including EPA logs, MSDS sheets, and asset inventories.
  4. Managing spare parts inventory and requisitions.
  5. Conducting move-in/move-out inspections and resident orientations.
  6. Responding to punch lists and preparing apartments for new residents, including repairs and repairs to damaged surfaces and fixtures.
  7. Addressing mechanical, electrical, plumbing, or HVAC repairs, notifying outside contractors when necessary, and supervising their work.
  8. Painting interior and exterior surfaces, patching drywall, and ensuring aesthetic standards.
  9. Maintaining grounds by trash removal, pressure washing, cleaning exteriors, and landscaping.
  10. Cleaning pools and decks, maintaining irrigation systems, and painting signage and markings.
  11. Performing preventive maintenance routines and assisting with appliance moves and key making.
  12. Responding to resident and staff inquiries, and executing special projects to enhance property safety and appearance.
  13. Monitoring grounds for safety hazards, reporting damages, and managing supplies.
  14. Being available for on-call duty, nights, and weekends.
Knowledge and Experience
  • Ability to interpret complex drawings, manuals, and schematics, and use precision instruments.
  • High School diploma or GED required.
  • Applied trades training in mechanics, electrical, HVAC, or plumbing.
  • Certifications such as Pool Operator and EPA certifications may be required.
  • Proficiency in English for safety and communication.
  • Minimum of three years of relevant experience with familiarity in techniques, equipment, and documentation.
