This position involves maintaining amenities and apartment interiors, preparing apartments for new residents, and maintaining occupied units.

This opportunity is ideal if you have experience with painting, plumbing, electrical, appliance repair, and carpentry. Knowledge of landscaping, irrigation troubleshooting, and community curb appeal maintenance is also required.

Candidates should have strong customer service skills, clear communication, ability to work independently, and willingness to learn new technology. Certifications for HVAC and pool maintenance may be required.

Pay is based on experience.

Essential Functions
  • Work from checklists, schedules, service requests, logs, contracts, warranties, and instructions.
  • Track and update service requests in the system, investigate overdue orders, and resolve issues.
  • Maintain records such as EPA logs, MSDS sheets, fire logs, asset inventories, and warranty information.
  • Manage spare parts inventory and requisition supplies as needed.
  • Conduct move-in/move-out inspections and orient residents to apartment operations.
  • Respond to punch lists and prepare apartments for new residents, including repairs and replacements.
  • Address service requests involving mechanical, electrical, plumbing, or HVAC repairs, and supervise outside contractors when necessary.
  • Paint interior and exterior surfaces, patch drywall, and ensure aesthetic standards are met.
  • Maintain grounds: trash removal, pressure washing, sweeping, and landscaping.
  • Clean pools, check water quality, and perform chemical treatments as certified.
  • Inspect and repair irrigation systems, signage, and other community features.
  • Perform routine preventive maintenance tasks.
  • Assist with appliance moving, keys, and golf cart maintenance.
  • Respond to maintenance inquiries and perform special projects to improve property safety and aesthetics.
  • Report safety hazards, property damage, and low supplies; maintain proper storage and inventory.
  • Be available for on-call duties, nights, and weekends.
Qualifications
Knowledge and Experience
  • Proficiency with mathematics, drawings, manuals, schematics, and precision measurement tools.
  • High School diploma or GED required.
  • Applied trades training in mechanics, electrical, HVAC, and plumbing.
  • Certification as a Pool Operator and EPA certifications may be required.
  • Ability to communicate effectively in English.
  • Over three years of relevant experience with familiarity in techniques, equipment, systems, and documentation.
