Job Summary

The Assistant Maintenance supports the maintenance supervisor, ensuring the physical integrity of the property and working with the leasing team to maximize leasing opportunities. All duties are to be performed with safety as a priority and in accordance with Valiant Residential policies.

Responsibilities

1. Complete resident service requests within 24 hours.
2. Manage the system for handling resident requests and assist with scheduling on-call rotations.
3. Ensure all activities comply with company policies and legal requirements.
4. Distribute flyers and materials as needed.
5. Maintain current safety materials and address unsafe conditions immediately.
6. Keep records of maintenance activities, service requests, and apartment readiness.
7. Perform routine maintenance on equipment and inspect tools regularly.
8. Diagnose and perform minor repairs on electrical, plumbing, HVAC, appliances, and other property systems.
9. Participate in on-call duties, emergency schedules, and property inspections.
10. Assist with additional duties as assigned by management.

Requirements

1. At least two years of experience in apartment maintenance or a related trade.
2. EPA certification for refrigerant handling.
3. Own a basic set of hand tools.
4. Valid driver’s license with a good driving record.
5. Ability to travel within the metropolitan area and work some weekends.

Physical Requirements

1. Ability to sit, stand, climb, and remain at a desk for extended periods.
2. Ability to walk the property in various weather conditions.
3. Climb stairs and lift up to 30 lbs as needed.

Education

1. High school diploma or equivalent.
2. Technical certification is a plus.
