Job Summary

The Assistant Maintenance supports the maintenance supervisor and is responsible for maintaining the property's physical integrity and assisting the leasing team with renewal and leasing efforts. All duties are to be performed with safety as a priority and in accordance with Valiant Residential policies.

Responsibilities

• Complete resident service requests within 24 hours.
• Manage the system for handling resident requests, scheduling on-call rotations, and assisting with service as needed.
• Ensure all activities comply with company policies, procedures, and applicable laws (e.g., ADA, Fair Housing, OSHA).
• Distribute flyers and materials as required.
• Maintain current safety materials and address unsafe conditions immediately.
• Keep accurate records of preventive maintenance, service requests, and vacancy readiness.
• Perform routine maintenance and inspect tools regularly.
• Diagnose and repair issues involving electrical, plumbing, HVAC, appliances, and other systems.
• Participate in on-call duties and emergency schedules.
• Assist in preparing the property for inspections.
• Perform additional duties as assigned by management.

Requirements

• At least two years of full-time experience in apartment maintenance or a related trade (electricity, plumbing, carpentry, painting, HVAC).
• EPA refrigerant certification.
• Own basic hand tools.
• Valid driver’s license with a good record and auto insurance.
• Ability to travel within metropolitan areas and work some weekends.

Physical Requirements

• Able to sit, stand, climb, and remain at a desk for extended periods.
• Capable of walking the property in various weather conditions.
• Ability to climb stairs and lift up to 30 lbs.

Education

• High school diploma or equivalent.
• Technical certification is a plus.
