Kiyora Communities, a national Build for Rent (BFR) investor and developer, is hiring a remote Assistant Controller to own financial reporting and accounting across a multi-entity platform of more than 30 entities: an operating company, fund vehicles, joint ventures, and project level special purpose entities. The platform is financed with construction loans, bridge loans, and an asset backed securities (ABS) warehouse facility, and capitalized by institutional equity partners. This role makes sure every number the Company reports is right and on time: lender reporting, continuous compliance with every financial covenant and debt requirement, and accurate reporting to equity partners, all built on a disciplined monthly close. The Assistant Controller reports to the SVP of Operations & Finance and manages a third-party accounting team day to day.
Core Focus 1: Financial Reporting
- Financial Covenants & Debt Compliance: Own the covenant compliance model across all of the Company’s debt (the ABS warehouse facility, construction loans, and bridge loans), including DSCR, debt yield, leverage, liquidity, net worth, concentration, and reserve requirements exactly as each loan agreement defines them. Calculate compliance every reporting period, forecast headroom forward, and flag any risk of a breach early with options and their impact. Track every non-financial debt requirement as well: reserve deposits and replenishments, insurance and tax escrows, controlled account requirements, required notices, and maturity and extension conditions. Prepare compliance certificates for SVP signature.
- Lender Reporting: Maintain a single reporting calendar of every monthly, quarterly, and annual deliverable owed to every lender and deliver each one complete, accurate, and on time. For the ABS warehouse facility, this includes the monthly reporting package, borrowing base and collateral reporting, property level operating reports, compliance certificates, and periodic financial statements. Serve as the day to day contact for lenders, servicers, and Company counsel on reporting and compliance questions, and support lender diligence requests.
- Equity Partner & Investor Reporting: Prepare monthly and quarterly financial reporting to equity partners as each partnership agreement requires, tied out to the books before it goes out. Maintain capital account rollforwards by fund, entity, and partner; prepare capital call, distribution, reimbursement, and funding request calculations for SVP approval; and answer partner questions with reconciled support.
- Audit: Own the annual financial statement audits with the Company’s outside auditor (PBC lists, schedules, third-party team support, partner review of drafts) and deliver final reports in time to meet lender and partner deadlines.
- Management Reporting & Budgets: Prepare the monthly management reporting package, the annual corporate and property budgets (with the property managers), and monthly budget vs. actual by department and entity. Own the project cost reporting dashboards and reconcile job cost to the cost to complete (CTC) reports maintained by Development.
Core Focus 2: Accounting
- Monthly Close: Own a published close calendar built backward from lender and partner reporting deadlines and run a parallel close: the Company controlled close first, then the property manager layer, then lender and partner reporting. Review the close package for every entity (trial balances, prepaid schedules, cash, intercompany, payables, job cost to P&L, WIP and fixed asset rollforwards, budget vs. actual, bank reconciliations) and close the period.
- Debt & Warehouse Facility Accounting: Account correctly for every loan, including advances, repayments, interest, fees, reserves, hedging, and controlled account activity across the warehouse facility’s borrower, pledgor, and property entities, and reconcile each loan to lender statements every month.
- Fund, Joint Venture & Capital Accounting: Account for contributions, distributions, preferred returns, and waterfalls under each partnership agreement, keep capital accounts reconciled to the books, and maintain the entity register, chart of accounts, cost code dictionary, and entity to bank account, lender, and partner mapping.
- Property Taxes: Own property taxes across the portfolio: monthly accruals by entity, assessment notices, valuation reviews and appeals with outside consultants, bill tracking and timely payment, and escrow and reserve reconciliation with lenders.
- Intercompany & Reconciliations: Maintain a monthly due to / due from schedule by entity, apply standardized allocation rules, and validate bank reconciliations for every account each month.
- Property Manager & Project Accounting: Review third-party property manager financials and the entries that bring them into the books; own the accounting side of the monthly construction draw cycle and lien waiver tracking; and book acquisitions, loan closings, and dispositions.
- Tax & 1099s: Coordinate partnership returns, K-1s, 1099 filing, and entity filings with the Company’s outside tax advisors.
Supporting Accountabilities
- Third-Party Accounting Team Management: Manage the outsourced accounting team that processes payables, posts entries, prepares bank reconciliations and wires, and assembles the close package: run the weekly check in, assign and review work, hold the team to deadlines and quality, and make the accounting judgment calls the team cannot make.
- Payables, Cash & Controls: Own payables coding and structured approval batches, daily cash review across all accounts, wire verification, a weekly 13 week cash forecast by entity, the approval matrix, close checklist, and accounting SOPs.
- Technology: Operate and improve the Company’s AI driven accounting workflows (invoice and credit card coding, data normalization, variance commentary), keeping AI as the processor and human review as the control.
