Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. This role plays a vital part in the delinquency and collection of rent to optimize the property's cash flow and financial position, and manages all phases of operations—including personnel, leasing, maintenance, financial, administration, and risk management—in the absence of the Community Manager. As an onsite leader, the Assistant Community Manager supervises all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities
Financial Management
  • Responsible for posting all payments and income received from applicants, residents, and non‑current residents accurately and timely.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non‑resident accounts, including billback of utilities where applicable.
  • Perform end‑of‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files for accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Regular/daily onsite attendance is required.
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance and consistency with Company policies and procedures.
  • Implement leasing management techniques to ensure successful closures, follow‑up, signing/documentation of leases, and accurate reporting.
  • Implement marketing strategies and systems outlined in the annual marketing plan.
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
  • Effectively show, lease, and move in prospective residents.
Administrative Management
  • Provide excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are completed on a timely basis, including regular inspections and tours.
  • Assist in supervising all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, suppliers, contractors).
Education / Experience
  • High School Diploma or Equivalent; Bachelor’s degree preferred, or two years of experience in the housing industry;
  • One to two years of related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular standing or sitting for prolonged periods; frequent movement between work sites; occasional ladder or stair use; lifting and placing objects up to 25 lbs.; operating machinery or power tools; operating motor vehicles or golf carts; working overtime, weekends, night hours, and in hazardous or confined spaces.

Salary Range: $19.00 per hour to $22.00 per hour.

At Asset Living, a variety of factors are considered in making compensation decisions, including skill set, background, training, certifications, etc. The compensation package includes benefits (medical, dental, vision, life, accidental, and disability insurance), a 401(k) with employer matching, and commission and performance bonuses where applicable. Full‑time employees also receive paid sick days and company holidays.
