Job summary

Volker Development Inc. seeks an Asset Manager to oversee lease-ups and special assets across the affordable housing portfolio.

You will own owner-side lease-up execution, coordinate with development, finance, and property management teams, and monitor occupancy, budgets, and timelines to stabilize properties on schedule. Travel up to 50% and close collaboration with the CFO on methodology and reporting, with hands-on field presence in Madison, WI.

Qualifications

• 5+ years in property operations or asset management with affordable housing focus.
• Experience overseeing lease-ups, stabilizations, and special assets.
• Proven track record managing third-party managers, investors and agencies.
• Bachelor's or Associate degree in Finance, Real Estate or related field preferred.

Responsibilities

• Own lease-up execution for new properties, meeting occupancy targets on time and on budget.
• Coordinate with Development, Finance and Property Management to implement lease-up tactics.
• Oversee initial operations setup: systems, staffing, contracts, and life-safety readiness.
• Monitor absorption, pre-leasing pace, and intervene when velocity or budgets lag.
• Lead troubled-asset discussions with property management and support remediation plans.
