Qualifications

• 3+ years of accounting experience, preferably within real estate, property management, or real estate investment.
• Bachelor's degree in Accounting, Finance, or a related field.
• Strong understanding of GAAP and general accounting principles.
• Experience with month-end close, journal entries, account reconciliations, and financial statement preparation.
• Experience working across multiple properties and legal entities, including intercompany accounting.
• Strong Excel skills and comfort working with large amounts of financial data.
• Strong attention to detail and ability to identify and resolve discrepancies.
• Experience applying OpenAI or Anthropic tools to unlock productivity gains.
• Strong organizational and communication skills.
• Ability to own work end to end with limited supervision.

Responsibilities

• Own day-to-day accounting for our real estate properties and their holding entities
• Prepare journal entries, accruals, and account reconciliations for monthly, quarterly, and year-end close
• Review monthly financial packages from third-party property managers, reconcile them to the general ledger, and standardize reporting across managers with different charts of accounts and conventions
• Maintain the general ledger in accordance with GAAP and prepare property-level financial statements and reporting packages
• Perform bank, balance sheet, and intercompany reconciliations and resolve discrepancies
• Track property-level cash activity, partner contributions, distributions, and capital account rollforwards
• Prepare budget-to-actual variance analysis and support annual budgets and forecasts
• Maintain schedules for fixed assets, capital expenditures, prepaid expenses, and other balance sheet accounts
• Account for acquisitions, dispositions, and financings, including prorations and opening balances for properties acquired mid-period
• Support audit and tax requests, including fair value schedules and appraisal support for investment company reporting
• Use AI tools to automate reconciliations and reporting, and strengthen processes and internal controls as the portfolio grows

Etude operates in insurance, commercial real estate, and industrials. Our insurance business covers more than 5,000 properties with billions of dollars in insured value. Our real estate business owns approximately $1B of commercial property alongside the Kinder Family Office. Our industrial business is developing a multibillion-dollar, 40-acre steelworks to secure the domestic supply chain for electrical infrastructure.

About the Role

In this role, you'll be responsible for day-to-day property accounting, month-end close, account reconciliations, financial reporting, and maintaining accurate financial records across multiple properties and entities. You'll work closely with the Real Estate Controller and other members of the team to ensure our financial information is accurate, timely, and reliable.

We're looking for an accountant with a strong foundation in real estate accounting who takes ownership of problems end to end, resolves discrepancies at the source, and looks for ways to automate repetitive work.

What you'll do

• Experience with fair value reporting for investment companies (ASC 946 and ASC 820) or with real estate acquisitions, dispositions, and financings

• CPA or progress toward CPA certification

• Experience in a growing or founder-led organization
