Tunbridge Peak is seeking a highly analytical and execution-focused Asset Manager to join our senior housing investment team. This individual will serve as a critical bridge between capital and operations—overseeing financial performance, driving operational outcomes, and protecting asset value across a growing portfolio of senior living communities.
The ideal candidate combines deep financial discipline with hands-on operational awareness, and can both challenge assumptions and build trust with third-party operators and internal stakeholders. This role is being created to complement an existing team member with strong relationship and operational skills, and will emphasize financial leadership, accountability enforcement, and business plan execution.
About the Role
We are seeking a highly skilled and motivated Asset Manager to join our dynamic team. The ideal candidate will possess a strong financial acumen and a deep understanding of risk management, portfolio management, and investment strategies. As an Asset Manager, you will be responsible for overseeing and optimizing our investment portfolios, ensuring that they align with our clients' financial goals while mitigating risks. This role requires a strategic thinker with excellent analytical skills and the ability to communicate effectively with stakeholders.
Responsibilities
- Manage and oversee investment portfolios to maximize returns while minimizing risks.
- Monitor market trends and economic conditions to inform investment decisions related to senior housing demographic and economic trends.
- Collaborate with financial analysts and other team members to assess portfolio performance.
- Prepare detailed reports on asset performance for limited partners, banks, and other stakeholders.
- Manage a portfolio of senior living assets across multiple markets. Limited travel will be necessary.
Strategic Operations
- Collaborate with operators on leasing strategies, labor management, care level optimization, and staffing metrics.
- Lead monthly property review calls, ensuring clear discussion of variance drivers and actionable solutions.
- Analyze market conditions, referral sources, and demographic alignment for each property.
Financial & Performance Management
- Review budgeting and reforecasting in partnership with operators and internal teams.
- Conduct detailed financial reviews including T12 trend analysis, general ledger review, accrual and reserve validation, and covenant tracking.
- Identify and implement value enhancement strategies while flagging risks early.
Insurance & Risk Management
- Coordinate insurance coverage (property, liability, professional, cyber, etc.) and compliance with lender requirements.
- Track renewals, manage claims, and maintain documentation in coordination with operators and brokers.
Capital Planning & Execution
- Lead CapEx planning and project oversight—from budgeting through construction.
- Track timelines, budgets, and contractor performance to ensure alignment with investment goals.
Reporting & Communication
- Prepare asset reports and investment memos for internal leadership and external partners.
- Maintain accurate records for financials, legal documents, insurance, and operational agreements.
An Ideal Candidate Profile May Include:
- 5+ years of asset management experience, ideally in senior housing, healthcare, or other operations-intensive real estate sectors.
- Financial skills: budgeting, forecasting, GL reviews, IRR modeling, and sensitivity analysis a plus.
- Demonstrated ability to hold third-party operators accountable while maintaining constructive relationships.
- Comfort working independently and managing projects across multiple stakeholders and systems.
Preferred:
- Bachelor’s or Master’s in Finance, Real Estate, Accounting, or related field.
- Operational Experience in Senior Housing a plus
- Experience with CapEx project management and insurance compliance.
- Monitor and evaluate property-level financial performance, including revenue, expenses, NOI, and capital expenditures.
- Benchmark performance using internal KPIs and market data; drive accountability for results.
Qualifications
- Proven experience in asset management or a related field.
- Strong financial acumen with a solid understanding of portfolio management principles.
- Excellent analytical skills.
- Strong communication skills for effective interaction with clients and stakeholders.
- Knowledge of technical accounting principles is a plus.
