Job summary

Logistics Property Company, LLC is seeking an Asset Manager to oversee a regional portfolio of industrial assets, partnering with third-party managers and internal teams to maximize value and performance. You will own asset-level analysis, market intelligence, and reporting while supporting strategy and capital planning.

The role requires 4–7 years in asset management or related fields, strong Excel-based modeling, and experience with industrial properties.

Qualifications

• Bachelor's degree in Finance, Real Estate, Accounting, Economics, or related field.
• 4–7 years of asset management, investments, CRE, finance, or related disciplines.
• Strong financial modeling and analytical skills, including proficiency in Excel.
• Demonstrated ability to manage multiple assets and priorities in a fast-paced environment.
• Understanding of commercial lease structures, property operations, and real estate valuation concepts.
• Strong communication and relationship management skills.
• Experience with industrial real estate assets preferred.

Responsibilities

• Oversee a regional portfolio of industrial assets and drive performance and value creation with third-party managers and internal stakeholders.
• Develop and execute property-level business plans to maximize asset value and investment returns.
• Monitor performance against budgets, forecasts, and objectives; identify opportunities and risks.
• Perform financial analyses related to leasing, capital investments, operating performance, and returns.
• Develop financial models to evaluate asset performance, leasing, capex, and investment opportunities.
• Conduct market research and competitive analyses to support asset strategy.
• Assist with quarterly asset valuations, portfolio reviews, and reporting.
• Work with FP&A on budgets, reforecasts, cap planning, and long-term asset strategies.
• Coordinate with construction managers to execute operating plans and capital projects.
• Review and abstract leases to identify key terms and financial implications.
• Support leasing initiatives through financial analysis and market insights.
• Collaborate with Accounting, Property Management, and Asset Management leadership for timely reporting.
• Prepare monthly, quarterly, and annual reporting packages for stakeholders and investors.
• Assist with investor communications and portfolio analyses.

Asset Manager

About the Role

The Asset Manager plays a critical role in the execution of the firm's asset management strategy, overseeing a portfolio of industrial assets and driving initiatives that enhance property performance and long-term value creation. This role serves as a key liaison among various teams to ensure business plan objectives are achieved.

The Asset Manager will take ownership of asset-level performance, financial analysis, market intelligence, and operational execution while supporting investor reporting and portfolio-wide strategic initiatives. This position offers an opportunity to influence investment outcomes through proactive asset oversight, data-driven decision making, and cross-functional leadership.

We are open to this role sitting in either our Atlanta, GA or Chicago, IL office.

Key Responsibilities include but are not limited to:

• Manage the day-to-day oversight of a regional portfolio of industrial assets, partnering with third-party property managers and internal stakeholders to drive performance and value creation.
• Support the development and execution of property-level business plans designed to maximize asset value and investment returns.
• Monitor operational and financial performance against budgets, forecasts, and strategic objectives, identifying opportunities and risks.
• Independently perform financial analyses related to leasing activity, capital investments, operating performance, and projected returns.
• Develop and maintain financial models to evaluate asset performance, leasing scenarios, capital expenditures, and investment opportunities.
• Conduct market research and competitive analysis within assigned markets and submarkets, providing actionable recommendations to support asset strategy.
• Assist with quarterly asset valuations, portfolio reviews, and valuation-related reporting.
• Partner with Financial Planning & Analysis on annual budgets, reforecasts, capital planning, and long-term asset strategies.
• Oversee third-party property managers and coordinate with construction managers to ensure effective execution of operating plans, capital projects, and tenant initiatives.
• Review and abstract leases, identifying key economic terms, landlord and tenant responsibilities, and associated financial implications.
• Support leasing initiatives through financial analysis, market insights, and evaluation of proposed transactions.
• Collaborate with Accounting, Property Management, and Asset Management leadership to ensure accurate and timely financial reporting.
• Prepare monthly, quarterly, and annual reporting packages for internal stakeholders and investment partners.
• Assist with investor communications, including recurring performance updates, reporting requests, and portfolio analyses.

About You

The ideal candidate will have:

• Bachelor's degree in Finance, Real Estate, Accounting, Economics, or related field.
• 4-7 years of experience in asset management, investments, commercial real estate, finance, or related disciplines.
• Strong financial modeling and analytical skills, including proficiency in Excel.
• Demonstrated ability to manage multiple assets and priorities in a fast-paced environment.
• Understanding of commercial lease structures, property operations, and real estate valuation concepts.
• Strong communication and relationship management skills.
• Experience working with industrial real estate assets preferred.

Compensation

This role offers a competitive base salary ranging from $130,000 to $165,000 annually, plus performance-based bonus, reflecting the company's good faith estimate based on market data and internal equity.
