Job summary

BGRE seeks an Associate in Los Angeles, CA to focus on asset management, lease analyses and execution, business plan development, asset valuations and dispositions for our West Region U.S. industrial portfolio.

The role offers exposure to underwriting, market research, portfolio management and development with cross-team collaboration in the Los Angeles office. You will work with Senior Asset Managers on budgets, leasing forecasts, and capital projects, while building relationships with the

Qualifications

• Bachelor’s degree in real estate, finance, or related field.
• 4–5 years of relevant experience.
• Ability to travel monthly.
• Argus experience required; VTS experience a plus.

Responsibilities

• Manage the leasing process and analyze potential leases and financial impact.
• Analyze lease proposals and negotiate lease transactions through execution.
• Analyze third party appraisals and conduct internal valuations.
• Build relationships with Industrial/Logistics Brokerage community.
• Perform quarterly financial statement analysis, review rent rolls, cash flow forecasting.
• Perform financial analyses, including Argus valuation models and Excel-based underwriting of pro-formas.
• Assist Senior Asset Managers in development of annual operating budgets including leasing and capital project forecasting.
• Support Senior Asset Managers with asset sales/dispositions process.
