Job description

OTH Capital is an Austin-based real estate private equity firm focused on the acquisition, operation, and management of multifamily real estate. Our integrated platform brings together investment, asset management, property management, and construction expertise to create value through disciplined investing and hands-on execution. Technology and data are central to how we evaluate opportunities, understand property performance, and make operating decisions.

As a growing, entrepreneurial firm, we value thoughtful problem-solving, initiative, and accountability. Team members work closely with senior leadership, contribute to how the business operates, and have opportunities to assume greater responsibility as their capabilities and the firm grow.

Role Overview:

We are seeking a resourceful, analytically minded Asset Management Analyst to join our team in Austin, TX. This role applies financial and data analysis to multifamily real estate, turning property-level financial, operating, and market data into recommendations that improve portfolio performance.

You will work directly with the firm’s managing partners and asset managers to evaluate results, develop budgets and forecasts, assess operating strategies, and guide business plan execution. The role combines rigorous analysis with direct engagement across property teams, accounting, and external partners. As you demonstrate results, you will have opportunities to assume broader responsibility for assets, projects, and team members.

Key Responsibilities
  • Financial & Operational Analysis: Analyze financial statements, rent rolls, and operating data to explain performance trends and budget variances. Develop and maintain budgets, forecasts, and analyses that evaluate revenue, expenses, and net operating income. Prepare monthly and quarterly reporting for leadership and capital partners, with clear conclusions, emerging risks, and recommended actions.
  • Property Performance & Business Plan Execution: Partner with asset managers to evaluate property performance and oversee business plan execution. Analyze leasing traffic, conversion rates, occupancy, concessions, collections, and other operating KPIs to identify performance gaps and their underlying causes. Translate findings into action items, coordinate responsibilities across teams, and track whether changes produce the intended results.
  • Capital Expenditures & Investment Analysis: Track capital improvement budgets and renovation progress, and evaluate achieved rent premiums, project costs, and returns against underwriting assumptions. Assess which improvements justify further investment. Coordinate with vendors, on-site staff, accounting, and asset managers to maintain accurate project budgets, payment schedules, and execution timelines.
  • Submarket & Competitor Benchmarking: Analyze comparable properties and submarket data to assess rent positioning, occupancy, concessions, supply trends, and competitive advantages. Distinguish market conditions from property-specific issues and use findings to inform operating assumptions and asset strategies.
  • Revenue Management & Pricing Analysis: Evaluate new and renewal lease performance, lease expirations, availability, and net effective rents to inform pricing decisions. Partner with property managers to assess revenue management recommendations and the trade-offs among rent levels, concessions, and occupancy.
  • Data, Systems & Process Improvement: Organize, reconcile, and validate data from property management, accounting, and market research systems. Build and maintain dashboards and analytical tools that make portfolio performance easier to evaluate. Expand the team’s use of existing software, connect systems, and automate recurring work. Evaluate emerging capabilities and implement practical improvements through testing, documentation, and team training.
  • Site Inspections & Operational Review: Conduct periodic site visits across the Central Texas portfolio to assess property condition, renovation quality, and resident experience. Use on-site observations to test analytical findings, understand operating challenges, and inform recommendations.
Qualifications and Requirements
  • Education: Bachelor’s degree in Finance, Real Estate, Economics, Accounting, Business Administration, Data Analytics, Statistics, Computer Science, or a related field.
  • Experience: 0–3 years of relevant experience in real estate, financial analysis, business analytics, or a related field. Relevant internships and substantive analytical projects are welcome.
  • Analytical Skills: Ability to organize and interpret complex datasets, identify meaningful patterns, and translate findings into practical recommendations. Strong attention to detail, with the judgment to question assumptions, investigate inconsistencies, and distinguish underlying performance drivers from surface-level trends.
  • Technical Skills: Strong Microsoft Excel skills, including financial modeling, and working with large datasets. Comfortable learning new software and using development and automation tools to create practical solutions and connect existing systems. Experience with business intelligence tools, AI and property management platforms is a plus.
  • Communication & Leadership: Ability to explain analytical findings clearly and work effectively with property teams, accounting, vendors, and senior leadership. Comfortable setting expectations, coordinating deliverables, and addressing execution gaps constructively. Demonstrated initiative, sound prioritization, and an interest in growing into broader asset oversight and developing junior team members.
