Job summary

The Area Zone Maintenance Technician role at the University of South Carolina in Columbia provides skilled preventive, corrective, and emergency maintenance for residence halls, covering carpentry, locksmithing, HVAC, electrical, plumbing, and painting.

You will document work orders, assist in on-call rotation for after-hours emergencies, and collaborate with a team to meet safety and quality standards while following university policies.

Qualifications

• Knowledge of safety practices, tools, equipment, and materials used in building and maintenance work.
• Experience diagnosing and repairing equipment and facility issues.
• Ability to perform heavy manual labor and work in physically demanding conditions.

Responsibilities

• Maintain and follow a safe, productive, cost effective and comprehensive planned and corrective maintenance program for carpentry, locksmith, electrical, HVAC and plumbing needs within residence halls.
• Repair and perform preventive maintenance on general building facilities and electrical, mechanical, HVAC, refrigeration, and communication systems. Assist with major repairs to electrical, plumbing, heating, HVAC equipment, and appliance repair.
• Work within a team concept to deliver service that meets industry standards for quality and quantity of work performed.
• Performs administrative related tasks to include completing and filling out work orders and incident reports as necessary to communicate needs and/or to indicate completed work assignments, accidents, equipment damage or failure and any other relevant issues.

Position Summary

Under the supervision of the Area Supervisor, the Area Zone Maintenance Technician provides skilled preventive, corrective, and emergency maintenance services for residence halls on USC's Columbia campus. This position performs cross-functional work in carpentry, locksmithing, HVAC, electrical, plumbing, and painting; troubleshoots advanced maintenance issues; completes and documents assigned work orders; and communicates needed follow-up to the supervisor. The Area Maintenance Technician is designated as essential personnel during inclement weather and other emergencies and participates in an on-call rotation for after-hours emergency response.

Key Responsibilities

• Maintain and follow a safe, productive, cost effective and comprehensive planned and corrective maintenance program for constant reliable operations relating to all carpentry, locksmith, electrical, HVAC and plumbing needs within residence halls by receiving work orders, communicating with the Work Control Office, the supervisor, other facility employees and customers.
• Repair and perform preventive maintenance on general building facilities and electrical, mechanical, HVAC, refrigeration, and communication systems. Assist with major repairs to electrical, plumbing, heating, HVAC equipment, and appliance repair.
• Works within a team concept to deliver service that meets industry standards for quality and quantity of work performed.
• Performs administrative related tasks to include completing and filling out work orders and incident reports as necessary to communicate needs and/or to indicate completed work assignments, accidents, equipment damage or failure and any other relevant issues.
