Job summary

AIR Communities in the United States seeks a operations leader to support and manage on-site sites across multiple properties. You will oversee service teams, ensure KPI targets, and drive efficiency with proactive maintenance and vendor management.

Responsibilities

  • Support and manage operations across various sites.
  • Provide leadership and oversight of on-site service teams to meet KPIs, including turn times, expense control, and CSAT.
  • Ensure consistent, timely communication up and down the organization.
  • Conduct daily site inspections and monitor performance, implementing improvements as needed.
  • Manage and optimize property maintenance operations to align with budgets and reduce costs.
  • Develop internal talent pipelines for Service Managers and Service Techs through training and mentorship.
  • Support preventive maintenance programs across properties with site-specific schedules.
  • Assist in budgeting and long-term planning for property maintenance and operations.
  • Identify and communicate capital needs and coordinate with vendors and internal teams.
  • Administer site operations policies and procedures and review for efficiency.
  • Source and manage third-party maintenance contractors and vendors; resolve claims.
  • Ensure regulatory and AIR standards compliance, including OSHA and lead-based paint controls.
  • Respond to emergencies and coordinate with stakeholders per AIR standards.
  • Foster relationships with regulatory agencies and other AIR departments.
  • Escalate issues to leadership as needed.

  • Support and manage operations across various sites.
  • Provides leadership and oversight of on‑site service teams to ensure performance meets key corporate KPIs, including turn times, expense control, and CSAT.
  • Ensures consistent, timely communication at all levels, including downward to on‑site teams, laterally with peers, and upward to leadership.
  • Conducts daily inspections of sites and monitors service team and vendor performance. Assesses problems, needs, and implements improvements in operations asappropriate.
  • Ensures Property maintenance operations are efficiently, and cost effectivelyadministered and aligned with property budgets. Benchmark recurring maintenance costs and implement cost savinginitiatives, where appropriate, to reduce overall site costs.
  • Develops and strengthens internal talent pipelines for Service Managers and Service Techs through training and mentorship.
  • Support the development and execution of an internal preventive maintenance program acrossassigned properties, developing site specific schedules and scopes executed via recurring service requests.
  • Supports the development of short- and long-term plans associated with propertymaintenance and service operations including short- and long-term budgetprojections.
  • Identifies and communicates property maintenance and capital needs to management and ensures they are addressed, providing coordination with vendors and internal teams to support capital projects.
  • Administers policies and procedures for site operations.
  • Conducts periodicreviews of existing policies and procedures to ensure maximum efficiency.
  • Sourcesand arranges third party services of maintenance contractors, suppliers, vendors, etc. in support of established programs developed by procurement, operations andconstruction teams. Negotiates and resolves vendor claims.
  • Ensures that regional site operations are in compliance with establishedprocedures, policies, regulations, and codes.
  • Ensures properties meet therequirements of all agencies related to affordable housing including REAC and otherproperty inspections.
  • Ensures properties are in compliance with AIR operating standards, OSHAstandards including Lead Base Paint, Termite control, and ACM regulations.
  • Respond to property emergencies, or potential emergencies including fires, naturaldisasters, or other emergency situations. Coordinate response with property teams, RDCS, communications, risk, legal, and local officials per AIR establishedstandards. Support the development and execution of all disaster preparednessactivities and training.
  • Establishes and maintains positive working relationships with regulatory agencies, lenders, and other AIR departments.
  • Escalates and communicates any issues to the Director of Service and Construction such as deficiencies related to buildings and building systems; environmental health and safety programs;loss prevention initiatives; or any items that are not in good operating condition.

This position may or may not have supervisory responsibilities.

Qualifications

Education:

  • Bachelor's degree in engineering, facilities management, or business or equivalentwork experience.
  • A minimum of 6 years of experience in property maintenancemanagement with strong working knowledge of facilities management procedures,program management, budgeting, training, and program implementation.
  • Skills and Experience:
  • Requires strong logistical planning, time management, and prioritization skills.
  • Demonstrated ability to effectivelylead and influence teamsto achieve and exceed long term, short term, and big picture goals.
  • Strong working knowledge of construction systems and practices, buildingmechanical/HVAC/automation systems, energy conservation, program managementprocesses, and procedures.
  • Track record of mentoring and developing service team members
  • Physical Demands:Ability to travel to multiple locations within a geographic area.
