Job Overview:
The Area Sales Manager at Park Square Homes is responsible for leading, developing, and driving the performance of the sales team across assigned communities in the Central Florida region. This role combines hands-on sales leadership with strategic oversight, ensuring that sales goals are met, customer experiences are exceptional, and the team is equipped, motivated, and operating at its highest level.
Key Responsibilities:
- Lead, recruit, train, and mentor sales teams across all assigned communities to meet company sales goals and deliver top-tier customer service at every stage of the homebuying journey.
- Monitor traffic, conversion, and referral rates, ensuring sales quotas are consistently met and all company business plan objectives are achieved.
- Maintain personal sales production for the area of responsibility, actively participating in the sales process alongside the team to model best practices and drive results.
- Stay current on product knowledge, competitive analysis, and market trends to serve as a local expert resource, and provide leadership with recommendations on pricing, sales strategies, and market positioning.
- Maintain the integrity and accuracy of all sales data in company systems, taking ownership of the division’s sales numbers and ensuring all records are consistently updated.
- Oversee and assist in the development of sales presentations, training programs, and closing strategies that advance the team’s skills, overcome objections, and drive conversions.
- Ensure that all model homes, inventory homes, and sales offices are maintained, furnished, properly staffed, and open during published hours with all required displays, promotional materials, and IT systems fully operational.
- Ensure the implementation and consistent adherence to the company’s selling strategy across all communities.
- Provide input on the development of sales tools, collateral, and strategies in collaboration with departments including Design Center, Marketing, Operations, Finance, and Purchasing.
Customer Relationship Management
- Promote and maintain strong relationships with brokers, Realtors, and community partners to generate leads, expand referral networks, and drive sales volume.
- Oversee all homebuyer interactions across the sales cycle, ensuring every customer receives a consistently positive, professional, and responsive experience from initial contact through closing.
- Handle homebuyer concerns and issues promptly and professionally, coordinating with internal departments and external partners including lenders and contractors to resolve any problems effectively.
- Assure that associates have access to current mortgage programs from a variety of reputable lending sources, and monitor those sources to ensure they meet and maintain company standards.
- Participate in new community planning, including model selection, home features, and overall design strategies informed by customer feedback and current market trends.
Team & Talent Development
- Recruit, interview, select, train, and mentor sales associates, ensuring that staffing strategies are fully executed and all communities are operating at capacity at all times.
- Conduct regular performance reviews, delivering specific, actionable feedback to sales staff through established performance review processes and day-to-day coaching.
- Lead regular sales meetings to review past performance and traffic, set future goals, address administrative matters, and maintain a positive, high-energy sales environment.
- Coordinate and conduct ongoing sales training programs, assisting individual associates with active sales, customer qualification, mortgage challenges, objection handling, and closing.
- Continuously evaluate the effectiveness of sales processes and workflows, streamlining wherever possible and delegating administrative tasks to appropriate staff or functions.
- Assure that all associates are knowledgeable about their competition and complete Competitive Market Analyses (CMAs) as required.
- Foster a positive, collaborative, and motivating environment where every member of the sales team is encouraged and equipped to excel.
Strategic Planning & Market Insight
- Establish short- and long-term sales goals and strategies in alignment with divisional business plans, and track progress against targets on a consistent basis.
- Provide regular reporting to leadership on sales performance, competitive activity, and market trends, delivering clear analysis that informs strategic decisions.
- Analyze and evaluate the effectiveness of sales methods, costs, and results, identifying opportunities to improve performance and streamline operations.
- Attend industry events, trade shows, and networking meetings to maintain a thorough and current working knowledge of the market, competitors, and emerging trends.
- Ensure all required documentation for sales transactions, including contracts and change orders, is completed accurately and in full compliance with company standards.
Qualifications:
- Bachelor’s degree in Marketing, Business, or a related field preferred.
- Minimum of 5 years of sales experience in the homebuilding industry required.
- Minimum of 3 years of experience in a lead sales or sales management role required, with a strong emphasis on coaching, training, and team development preferred.
- Proven ability to manage and lead sales teams to exceed targets and consistently achieve business goals in a homebuilding environment.
- In-depth understanding of the homebuilding sales process, including contract negotiation, mortgage programs, customer qualification, and market research.
- Strong coaching and mentoring skills with a demonstrated ability to deliver specific, actionable feedback that drives measurable performance improvement.
- Ability to evaluate data from enterprise reporting systems, market research tools, and CMA analysis to make informed business decisions.
- Proficient in Microsoft Office Suite and experienced with customer relationship management (CRM) systems and sales reporting platforms.
- Ability to travel occasionally for training, industry events, and business meetings outside the local market.
- Demonstrated ability to lead, develop, and motivate a high-performing sales team across multiple communities, driving consistent results through hands-on coaching, clear goal-setting, and accountability.

Physical Requirements:
- Ability to sit, stand, and work at a computer for extended periods in a sales office environment.
- Frequent travel to multiple communities, sales offices, and model homes throughout the assigned area; a valid driver’s license and reliable transportation are required.
- Ability to walk model homes, construction sites, and community grounds, including surfaces that may be uneven or under construction.
- Occasional lifting and carrying of sales materials, signage, promotional items, and supplies weighing up to 25 pounds.
