Job summary

Blue Castle Agency is seeking an Area Manager to lead growth across three luxury Memphis communities totaling ~800 units. You will coach on-site managers, oversee operations and budgets, and report to the Regional VP. This is a leadership step from property or community management into a portfolio role.

You will split time across sites, conduct audits, manage profitability, and drive occupancy and rent growth while maintaining strong team development and resident relations.

Qualifications

• 3+ years of residential property management with on-site leadership.
• 1-2 years in multi-site or portfolio leadership.
• Experience with RealPage or Yardi software.
• Strong knowledge of landlord-tenant law and Fair Housing.
• Excellent communication across stakeholders and sites.

Responsibilities

• Visit all three communities regularly to monitor operations and performance.
• Lead quarterly property audits at each site.
• Coach Community Managers on performance metrics.
• Review monthly financials, variance analysis, and forecast NOI.
• Assist in budgeting and expense approvals.
• Contribute to rent growth and pricing strategy.
• Act as hiring manager for on-site Community Managers.
• Provide training and performance support.
• Serve as escalation point for resident and employee relations.

what You'll Do

• Conduct regular site visits across all three communities, checking in on operations, risk management, and team performance
• Lead quarterly property audits at each site
• Partner with each Community Manager on performance metrics and coaching
• Review monthly financials, run variance analysis, and track NOI and forecasts across the portfolio
• Approve expenses and invoices, and give input on annual budgets
• Own rent growth and pricing strategy input for the market
• Serve as hiring manager for Community Manager openings across the three communities
• Provide training and performance management support for Community Managers and their teams
• Step in as the escalation point for resident and employee relations issues

what It Takes

• 3+ years of residential property management experience with on-site team leadership
• 1-2 years of multi-site or portfolio-level experience
• Comfortable with RealPage, Yardi, or similar property management software
• Solid grasp of landlord-tenant law and Fair Housing requirements
• Strong financial skills - budgeting, NOI, variance analysis, forecasting
• Proven ability to coach and develop on-site teams and managers
• Excellent communication skills across multiple stakeholders and sites
• Valid driver's license and willingness to travel regularly between sites
• Comfortable spending roughly half your time on-site across the portfolio rather than based at one community
