Apartment Service Technician - JOB PURPOSE:
The service technician plays a vital role in our community’s day-to-day impression on residents and prospects. They are expected to maintain high-quality customer service and professionalism while following all maintenance policies and procedures. Responsibilities include troubleshooting and repairing plumbing, electrical, HVAC, carpentry, appliances, painting, and drywall.

Apartment Service Technician - ESSENTIAL FUNCTIONS:

  • Follow all maintenance policies and procedures
  • Conduct quality control checks on final products (unit turns, preventive maintenance, rehab projects)
  • Inspect vacant apartments daily
  • Complete service requests efficiently and cost-effectively
  • Handle emergency service requests promptly, including on-call emergencies
  • Maintain and repair structural, plumbing, HVAC, and electrical issues, including rehab units
  • Prioritize service requests and unit turns
  • Paint and prepare vacant units, including rehabs
  • Clean and repair swimming pools
  • Maintain community grounds and curb appeal
  • Ensure all work meets company standards
  • Assist with move-in and move-out procedures
  • Report resident issues to office personnel and community managers
  • Coordinate with supervisor on supplies and expenses
  • Prepare for inspections with supervisor
  • Follow safety protocols and conduct safety inspections
  • Maintain annual fair housing certification
  • Maintain regular attendance and be available for on-call work
  • Provide excellent customer service to residents, prospects, and guests

Apartment Service Technician - REQUIRED SKILLS/ABILITIES

  • Excellent verbal and written communication skills (English)
  • Strong interpersonal and customer service skills
  • Organizational skills and attention to detail
  • Time management and ability to meet deadlines
  • Ability to build and maintain supplier relationships
  • Team player with independence and multi-tasking ability

Apartment Service Technician - EDUCATION & EXPERIENCE:

  • High School Diploma or equivalent
  • At least 1 year of residential maintenance or related experience
  • Experience in multifamily property management preferred
  • HVAC/EPA Certification preferred
  • Valid Driver's License required
